Rolling uplands, creeks bottoms, and ravines provide diverse habitat for an exceptional number of native wildlife species including black bear, deer, turkey, bobcat, Sherman fox squirrel, gopher tortoise, swallow tailed kite, and southeastern kestrel.
Adding to this diversity is 150 acres of Bahia and coastal Bermuda pastures that serve as wildlife transition and hay production areas. Lying within the Black Creek Watershed, three streams converge and flow through the property: Ates Creek, Greens Creek, and the South Prong of Black Creek. Flowing year round, these beautiful streams feature white sandy banks, rocky riffles and an abundance of tasty sunfish known locally as “redbellies”. These streams eventually flow into Big Black Creek and on to the St. Johns River.
Since 2001, over 700 acres of Longleaf pine have been planted with another 200 acres planned for 2015. “Piney Woods” restoration has been an important mission of LongBranch Crossing.
The property includes a fully permitted 300-acre gopher tortoise recipient site that has generated approximately $100,000 per year in revenue.
Another 400-acre recipient site is currently being permitted.
Most of the property is protected by a Conservation Easement by the St. Johns River Water Management District. Continued forestry, livestock, and recreational uses are allowed by the easement. The easement also allows up to 77,500 sq. ft. of building structures, 300 acres of pasture, and 40 acres of ponds.
In addition, approximately 100 acres on State Road 16 are not encumbered by the easement and retain full development rights.
Improvements include a 3,100 sq. ft. management office with upstairs apartment and backup generator. A 5,400 sq. ft. equipment and hay barn provide ample storage for management operations.
The property is located only an hour away from Jacksonville and Gainesville, Florida, and only 5O minutes away from historic St Augustine and its beautiful beaches.
LongBranch Crossing is easily accessed with over a mile of frontage on State Road 16 and over 30 miles of maintained internal roads. Incredibly scenic nature trails have been constructed along ravines and creek areas.
