WALNUT STREET BRIDGE PENNSYLVANIA
PHOTO ALBUM LINK
The Walnut Street Bridge also known as The People's Bridge, is a truss bridge that spanned the Susquehanna River in Harrisburg, Pennsylvania until 1996. Built by the Phoenix Bridge Company in 1890, it is the oldest remaining bridge connecting Harrisburg's downtown and Riverfront Park with City Island. Since flooding in 1996 collapsed sections of the western span, it no longer connects to the West Shore. The bridge was added to the National Register of Historic Places in 1971. The bridge was built to break the toll monopoly enjoyed by the neighboring Camelback Bridge (now the Market Street Bridge). The Walnut Street Bridge was closed to motor vehicles and converted to a pedestrian and bikeway link to City Island after the 1972 Hurricane Agnes flood. The eastern span of the bridge is outlined in lights which, along with the City Island facilities, create a dynamic visual effect at night. The 2,801-foot (854 m) span is one of the longest pedestrian bridges in the world. In January 1996, as a result of rising flood waters from the North American blizzard of 1996, the Walnut Street bridge lost two of its seven western spans when high floodwaters and a large ice flow lifted the spans off their foundations and swept them down the river. A third span was damaged and later collapsed into the river.

Harrisburg Real Estate Agent: How to Price Accurately
Today we’re coming to you from the historic Broad Street Market to talk about home pricing. Pricing right from the get-go is important in getting your home sold for top dollar in a timely manner. By overpricing, you may think you are leaving room for negotiation. In reality, you are scaring away buyers and enabling the home to remain stagnant on the market. To understand where you need to price your home to capture the highest sale price possible, you really need to be working with a professional real estate agent. To find out why an agent is so crucial to pricing your home correctly, watch this short video.

Today we are excited to be coming to you from the Broad Street Market! This market was founded in 1860 and has the distinction of being the oldest continuously operated market house in the United States. Stop by and experience all the locally grown organic produce, meats, and baked goods, as well as freshly prepared meals. There’s something here for everyone.
For our blog today though, we are going to be talking about home pricing. Getting the correct listing price is important for home sellers, so we are going to talk about some things to consider when pricing your home.
Home pricing is a very subjective matter. Many sellers choose to price their properties with room for negotiation. What they don’t realize is the more they do that, the more they are pricing themselves out of the sale they want.
Let’s assume the fair market value of your home is $200,000. In most cases, homeowners are going to price their home above that price when putting it on the market. But how much above fair market value is sufficient? When making a guess, it’s important to study supply and demand, which is what a good agent can provide you.
You should also understand showing activities and when it peaks, which is usually around the 3rd week after the home first comes on the market. It then drops off after the fourth week. When your home has been on the market for over 90 days, showing activity becomes sporadic. This means you have the strongest chance to sell in the first 30 days after you sell.
If you list your home too high, you may end up pricing yourself out of the market. A good buyer’s agent would recognize the home is worth $200,000. If the home then sat on the market for over 180 days, it is going to encourage low ball offers from buyers. Had you priced the home at $205,000 from the get-go, buyers would recognize that it’s slightly above market value, but they would be much more likely to make an offer of at least fair market value. A serious buyer recognizes value vs. price.
If you’re in the market to sell a home, we have a listing specialist that can help you understand the supply and demand of homes in your market, and give you expert advice on where you should price to get maximum value. Give us a call or send us an email to set an appointment and we will help you set the best price possible for your listing. We look forward to hearing from you!

Listening is a more natural way of learning, when compared to reading. Written language only began at around 3200 BC, but spoken language has existed long ago.
Learning by listening is a great way to:
- increases imagination and understanding
- improves your listening skills
- improves your own spoken accent
- learn while on the move
- reduce eye strain

If you are planning to listen a lot, you could try using a bone conduction headphone, or a standard speaker instead of an earphone.

SUMMARY
=======
Harrisburg ( HARR-iss-burg; Pennsylvania German: Harrisbarrig) is the capital city of the Commonwealth of Pennsylvania in the United States, and the county seat of Dauphin County. With a population of 49,192, it is the 15th largest city in the Commonwealth. It lies on the east bank of the Susquehanna River, 107 miles (172 km) west of Philadelphia. Harrisburg is the anchor of the Susquehanna Valley metropolitan area, which had a 2017 estimated population of 571,903, making it the third most populous in Pennsylvania and 96th most populous in the United States.
Harrisburg played a notable role in American history during the Westward Migration, the American Civil War, and the Industrial Revolution. During part of the 19th century, the building of the Pennsylvania Canal and later the Pennsylvania Railroad allowed Harrisburg to become one of the most industrialized cities in the Northeastern United States. The U.S. Navy ship USS Harrisburg, which served from 1918 to 1919 at the end of World War I, was named in honor of the city. In the mid-to-late 20th century, the city's economic fortunes fluctuated with its major industries consisting of government, heavy manufacturing, agriculture, and food services (nearby Hershey is home of the chocolate maker, located just 10 miles (16 km) east).
The Pennsylvania Farm Show, the largest free indoor agriculture exposition in the United States, was first held in Harrisburg in 1917 and has been held there every early-to-mid January since then. Harrisburg also hosts an annual outdoor sports show, the largest of its kind in North America, an auto show, which features a large static display of new as well as classic cars and is renowned nationwide, and Motorama, a two-day event consisting of a car show, motocross racing, remote control car racing, and more. Harrisburg is also known for the Three Mile Island accident, which occurred on March 28, 1979, near Middletown.
In 2010 Forbes rated Harrisburg as the second best place in the U.S. to raise a family. Despite the city's recent financial troubles, in 2010 The Daily Beast website ranked 20 metropolitan areas across the country as being recession-proof, and the Harrisburg region landed at No. 7. The financial stability of the region is in part ...

Operating Schedule: 30-minute guided tours are offered year-round, daily, Monday through Friday, plus weekends and most holidays.
Rooms you'll see on the guided tour:
Main Rotunda: Begin your tour in the breathtaking rotunda featuring a 52-million-pound dome that reaches 272 feet from floor to ceiling. The designer modeled the Capitol dome after St. Peter’s Basilica in Rome. Atop the dome sits a 17-foot, 3-ton gilded bronze statue named Commonwealth.
Senate Chamber: The desks in the chamber are the original desks, built in 1906 from mahogany from Belize. The marble around the bottom of the room is from Ireland, and the gold French velvet drapes in each window weigh 87 pounds a pair!
House Chamber: The two small chandeliers weigh two tons each while the four larger ones weigh 4 and a half ton – that’s about the size of a male African elephant! The marble that wraps the bottom of the room is from the Pyrenees Mountains of France. The marble was donated to the Capitol by monks. Shortly after, their quarries closed and never reopened again. The painting in the center of the room, The Apotheosis of Pennsylvania, is the largest painting in the Capitol.
Supreme Court: The Supreme Court in Harrisburg is one of three in the state of Pennsylvania. Seven justices sit across the front of the oldest Supreme Court in the United States. Like the Senate and House chambers, the mahogany woodwork is original to the building. The beautiful green stained glass dome is the only one of its kind in the Capitol. Look up because the ornate chandeliers each contain a statue!
