BIG PARTY Music Concert Great American Brass Band Festival Kentucky Danville KY Cultural District Danville KY Stephen Rolfe Powell Glass Maker.
The Great American Brass Band Festival is a unique festival. One of the top brass band festivals in the world bringing renowned artist from all over the world to our little community and show them a piece of Americana here in Danville Kentucky.
In some ways, small town America represents the best opportunity for the Arts to come together, for there to be real sense of unity. City of Danville, Boyle County, Centre College where I work have a long reputation for caring about the Arts, both visual and performing arts to promote them, try to honor and pay tribute to the many women who make arts, who do art, and value it.
Teaching at Centre and being a member of the community, I have seen how things work together. I was involved in the beginning of the Arts Center in downtown Danville, originally. That was kind of a huge jump forward when that took place with the Art Center. It at Pivotal Road in location in downtown Danville in the old post office, that's really been the hub, I think.
there had been some real leaders and some tremendous artists over time that have caused Danville Boyle County and Centre College to stand up tall as a place of value of the Arts, imagined that they make a difference for good in the lives of people and in my case, Centre College in the lives of our students. That's a significant part of their education.
We have a strong cultural heritage here in Danville and we have a lot of Art through Centre College, through our community artist, through the festivals we have here, through our performing artists, so we have all come together. We want to show Kentucky and people outside of Kentucky what we have to offer.
I have come from the school that believes a lot of people either do care about art or they would like to care about it.
You know, it almost starts sometimes with a building. There's a renovation of a building. Patrons in the arts will take one of these old building and it becomes an Art Center and then thing seem to grow out from that.
Being designated as one of these special communities as inaugural communities of Art, I think, gives us a chance to announce boldly that we are that kind of place.
Many people will come to Danville because of this designation to see these assets that we do have. we find that also with this designation, all of our entities have come together, working together to create something bigger than ourselves and to create new events, new partnerships, new grand opportunities, all sorts of things that we feel are going to bring people to our community and also bring the other cultural districts together so that we can promote Kentucky.
It affirmed what we have done and at the same moment, I believe challenges us and in fact, it inspires us to continue that tradition and to build more and that would be our plan at Centre College. That is our plan in Danville and in Boyle County.
I do take pride living in Danville and with the Arts Center, our new library. I think what has affective our community more than the tangible aspects or the intangible aspects, there's just a feel about living here that is new and is exciting and is progressing. I'm not even sure where it's going to go. every month or so, I'm surprised by the activities that are happening in our community so I'm not sure where we're going to go but it's definitely a movement that's going to continue and get stronger.
We take nothing like that for granted, and we know that we are feeling quite honored to have been selected as one of the inaugural sites. I look forward to continue to meet that obligation and that responsibility in the commonwealth Kentucky as a shining star, if you will, in promoting the Arts.
I am very proud of Danville and we feel very confident that things will continue to grow. Our entire community is going to use this designation as a promotion and we feel great about it.
The folks who might have an interest in understanding better what we have accomplished and why we would be identified as one of those special communities, I invite you to come, call me. Call Stephen Powell. Call some of our friends in college in the City and in Boyle County, and come and look and understand better what we do. We don't have any trade secrets that were intending to hold tight. I believe that or boat, in fact, are lifted by a rising pride, so if there are other communities and cities and towns in Kentucky that can move the mark, that's good for all of us. That's good for each and every one of us.

Home and Land for Sale Kentucky 7-acre Sustainable Farm for sale in Kentucky real estate
[00:00:05] This is our cute little historic town, Perryville, Kentucky. It's got the little river going through it and it's got all these historic buildings and this is the scenic byway in Kentucky. So it's Route 68, which is the Route 66 of Kentucky. It goes diagonally across the whole state. And it's just got a lot of scenic things. Hence the name little church here. 700 people, 6 churches. But it's just as cute as it can be anyway. Enough talk about Perryville. House is right up here. So you are kind of in town. I mean, you can literally walk to. You can walk to school. You can walk to the post office. You can walk to any of the 6 or 7 churches we got. And you've got a historic home here now. It doesn't have any kind of issues. Home and Land for Sale Kentucky. Sustainable Farm for sale in Kentucky.
It's all fenced. It has a cute red barn. In the back here, so you can have you have large animals, so if you didn't have 7 acres, you could still have small animals like chickens and sheep and goats and all that sort of thing, just not cows and horses. But with the acreage, large animals are permitted.
[00:01:53] You got 7 acres here, so you can have the cows and the horses and look at the barn. Oh, yeah. Now, does it need a little work? Of course, all barns need a little work, but you've got nice stalls in there and everything here in the back. And I'll show you some aerials. Right up in here, and I believe it's completely fenced. So what does that mean? It means that you can just grab your animals, drop them off and you're good to go. It includes this lot over here.
[00:02:47] So I'm not telling you what to do. But, you know, I like to talk to you like if you're my brother or my sister and people say, well, my gosh, what am I going to do to fix that barn? Don't need very much. I would just call the Amish. We've got a huge Amish community nearby. Those guys know how to make barns, those guys and how to fix barns. They'll build a couple new doors and put them up on a track for you. Now, I'm just gonna take a wild guess. Now, this is just conversation between me and you - like brother and sister, right? I would take a wild guess that the Amish would charge you maybe $1200 or something like that to do new doors on there. That's just a guess. so you look at it and you go, oh, my God, it's falling down. It is not falling down. It's a sturdy, good barn. It just needs some work. It cost you maybe twelve hundred bucks. Now if it's a whole lot more on that, don't give me no lip. I'm just trying to help. A beautiful Country property - Home and Land for Sale Kentucky.
[00:04:01] I'll buy you a beer, but I'll definitely tell you what I will do. I'll put you in touch with some pretty good Amish guys.
I like fireplace, a love hardwood floors, and I love the 10 foot ceilings and 7 acres downtown. Have what you want. You have horses. You can have llamas, goats, sheep, chickens, of course, whatever. It's kind of nice to have that opportunity to buy a Sustainable Farm for sale in Kentucky.
[00:08:33] Thank you for spending some time with me on this beautiful spring day in historic Perryville, KY. All right, there you go.

About Danville, Kentucky
30 years ago I wanted a bit more for my family so I looked in several states for a good value in a horse farm somewhere -- now I know it sounds kind of hokey, but I wanted a small, nice town where we can raise a family safely - where everyone knows your name.
With all the rolling hills of Kentucky - with scenery like Scotland and Tuscany and the million dollar horse farms we have here -- and the historic bourbon distilleries, and the vineyards right here in the bluegrass region of Kentucky, I knew this was the place that we need to look into.
As I looked deeper into the area, I found this area to be a place with a high quality of life, with gentle people, close to shopping, colleges, golf courses, lakes, and antiques shops. We love wine and antiques - and all that stuff that we all want for our lifestyle. But that brings me back what I really needed for my family. I simply wanted 5 acres and independence. What I really needed was high-speed and FedEx delivery rest is gravy.
So with that in mind, we took a look more in-depth for a great community and we found Boyle County, Kentucky. For us, we just needed a place to have a horse or two, raise to beef, have an herb garden - a place I can raise a family and feel safe. A place that wasn't too cold, a place that was a good value, a place that is business friendly and that's why I live here.
I also knew that it was better to buy a wonderful property at a fair price, than a fair property and wonderful price. I get lots of calls from people just looking for just cheap land, but that's not what we're all about here.
We have good land value. It's not expensive -- our land is a good value.
I remember looking at inexpensive land a few counties away from here 30 years ago that was $200 an acre. I was less than impressed at the quality or value. You can still buy that land for just $1000 an acre today - so it went up five times -- those land prices went up from $200 dollars per acre to $2000/acre.
In that same timeframe the land we have here Boyle County was $600 per acre - now that same land goes for $5,000 to $8,500 acre in large tracks so those land prices went up 10 to 15 times.
It didn't take long to figure out that so-so property stays so-so. But good land always gets better -- enough preaching -- that's a decision you have to make.
You will want to get our mailing list -- no, we don't share our list with anyone -- it is just us here.
We send out a newsletter with information on the immediate area and info on our listings. Send me an email of what you want to see. We have properties from $2.5 million to $25,000 - tell me what you want and I just may have it.
I also work with a select few agents in the area and they can find it.
Come for site visit explore the gorgeous rolling farm land, the Kentucky Bourbon distilleries, the wineries, the Bourbon Trail, horse farms, lakes, -- I could go on and on.
Call me on my cell anytime 859-319-5000 or you can call Ken 859-494-5521 and we can discuss your needs.
If you think you'll like the area - we have great weather, our cost of living is very low and our quality life is very high. Sales.com - it's been a pleasure.

Affordable Housing Crisis. Mobile homes may be the affordable alternative. Mobile home Pros and Cons
call or text 859-379-5263 for current homes available. Affordable Housing Crisis. Mobile homes may be the affordable alternative. Mobile home Pros and Cons. The United States (and the world for that matter) is facing a U.S. affordable housing crisis. This Video is the affordable housing crisis explained. You might think, are mobile homes good? Well, nearly two-thirds of renters nationwide say they can’t afford to buy a home. Mobile homes are the only affordable alternative. Saving for that down payment isn’t going to get easier anytime soon. Home prices are rising at twice the rate of wage growth. Manufactured homes are the only logical solution at this point in time. Mobile homes are THE affordable housing solution. There are pros & cons of buying a mobile home, there are pros and cons of renting mobile homes, there are pros and cons of buying a manufactured home, heck - there are even pros and cons of buying a site-built house. But when mobile homes are this affordable, there is no reason to not buy or rent a mobile home.
Sobering statistics on the US Affordable Housing Crisis:
24.7%: U.S. renters who spend more than half their income on rent.
49.5%: Those who spend more than the federal threshold of “affordable” (30% of income).
7,000,000: Nationwide shortage of affordable homes for low-income renters.
552,830: People experiencing homelessness on a single night in 2018.
7,400,000: Americans forced to move in with friends or family.
32%: Increase in median rent from 2001 to 2015.
97%: Increase in the number of homes renting for $2,000 or more between 2005 and 2015.
80%: U.S. markets where home prices are growing faster than wages.
1%: U.S. counties where a fair-market one-bedroom rental home is affordable for a full-time minimum-wage worker.
103: Weekly hours worked at minimum wage needed to afford a one-bedroom home at national average fair-market rent.

[00:00:00] You know, I come out to these houses, I have no idea when I'm going to see or anything about the property, I might know that it's three bedrooms or something. I had no idea I was going to come out to try to help these people sell a park. Look at this. There's an acre and a half. This is a beautiful home. It's a lot of square footage. I don't know how much I'm going to find out from Jeremy and I'm going to put it right here. But it's a lot of square footage puts on acre and a half. 3 bedrooms, 2 full baths, one half baths. It is lovely. And it is spick and span clean. It is top notch. It's like as clean as my grandmother's house would be. Anyway, you're going to love this inside. Let's show it. You're really close to Stanford. Then a hop, skip and a jump up to Lexington. Then hop, skip and a jump down to Lake Cumberland. You're gonna love it. What does Stanford have? It's got everything. It's got the Wal-Mart Supercenter. It's got a hospital. It's got a lake. There's a big, beautiful bass fishing lake there, and then Lake Cumberland, which is that way about 20, 30 minutes. It has a 64000-acre lake, and I don't have to tell you what you can do in that. You can do anything in that. Ray, run cigarette boats and houseboats, big houseboat territory. Anyway, this is a private on clay. There's about maybe 12 or 15 houses in here. We've sold some houses in here before, and it's just need. Is a pin spotless? And yes, for all you out of town people, we don't have fences here in Kentucky. Country Homes for sale in Kentucky Countryside Stanford KY:
[00:13:05] Besides, all this is a lovely, beautiful thing. Like whatever. Come on. It's a beautiful house. It's clean. You wanna buy it? Great. If you don't watch my next video anyway, subscribe over here. Love to have you subscribe to about 9000 subscribers. How fun is that? Thank you all. And then get on our mailing list right up there and we will see new properties about a week ahead of the MLS. Just as I have done here, our list gets priority. That's why we call it the exclusive buyer's list. That's why we call it the what else do we call it? I don't know. Exclusive buyers list. Priority list. Sneak peek. I don't know. Call it whatever you want. I don't care how you get here. Just get here if you can. Thanks so much for watching. Really appreciate you spending the afternoon with me here in Macon County, Kentucky. Joe.
[00:14:01] He even got a Buddha happy Buddha kind of looks like me when I get a shower. My grandmother would say, you know, you can eat off the floor. Who wants to eat off the floor anyway? Thanks, Grandma. Beautiful bean poles. And they're like puter and the door keeps opening up. Von Trapp photographed. Oh, God, please help me. And then you got undressed under the stairs. Easy for you to say. Under the stairs. Under stair storage. OK. That wasn't painful. Oh, yes, it was. And when you got here, you decked out. Better not run that without water.
