The Big Deal: Co-op Food, Croxley Green, Greater London
In our latest edition of The Big Deal, Pritesh gives some behind-the-scenes analysis of a very popular type of commercial investment which we specialise in - the new-build, blue-chip convenience store.
This particular deal is a Co-op Food in Croxley Green, an affluent north-west London suburb let on a new 15 year lease (with a break at 10) with a ground rent being earned on the flats above, which have all been sold off on long leases. The lot size was just north of £1m giving a yield of ca. 5.5%, an impressive buy for a first-time commercial investor seeing as he wasn’t even able to see a trading business when he agreed to buy it (it was still under construction!).

For road travel, the M4 is within a five minute drive, providing speedy access to London, the M25 and Heathrow Airport.The town has two train stations, Windsor and Eton Central, which runs a 29 minute train service to London (Paddington) and Windsor & Eton Riverside, from which London (Waterloo) can be reached in under an hour.

Yorke Road School Croxley Green taken in March 2013. After Leukaemia Research partially demolished the building they finally sold to a local restoration builder and this video shows the former school after a few days of cleaning up and gives an indication of the enormous task ahead. Croxley Common Moor in the snow on the 20th December was so beautiful, especially for Xena & Charlie our two lurchers. The River Gade is running but the Grand Union canal at Croxley is frozen for much of its length.

The garden extends to 50 acres and is most famous for its 3 acre turf amphitheatre, one of the only surviving examples of its kind in Europe.
The area is recognised for its selection of celebrated private roads and premier estates as well as the superb local schooling such as the ACS International School, Claremont Fan Court and Reeds School.
Esher mainline station provides a 28 minutes service to London (Waterloo). The A3, accessed via Hinchley Wood, provides access London, the South and Heathrow and Gatwick Airports.

London Undergound A Stock Trains
Two London Underground's A Stock Trains at Whitechapel. The A Stock train is used for the Metropolitan and East London Line. Here the train is at Whitechapel on the ELL.
The first train is reversing at Whitechapel as Shoreditch closed about 20 minutes ago. See my other video about last ever Shoreditch-Bound train.
As the current pickup shoe goes of the first train goes over the power rail gap, bright electric sparks can be seen.

A Misty Morning Drone Flight Over Northwood
Today was forecast to be windy, cloudy and raining... So a very pleasant surprise to wake up to sunshine and fairly light wind. Luckily I had a battery charged, so nipped out before breakfast to have a quick flight from Northwood over the River Medina. The mist wasn't perfect as impaired visibility but wasn't low enough to fly over the top. Ah well, was great to get out in the Sun anyway. (and it was windy, cloudy and raining by lunchtime! :) )
