Fire safety should always be a top concern for homeowners and their families. If you have an older home and are considering replacement windows, you’ll need to include fire code bedroom windows as part of your renovation project. To be used as an emergency fire exit, also referred to as “egress,” you must comply with specific size and opening requirements. Ecoline Windows has prepared this short video to help you understand exactly what is needed when installing fire code basement windows.
Here are some facts about Canadian fire code laws that you’ll need to know:
Any room in your home that is to be used as a bedroom must, by law, have an operable window that meets minimum size requirements so it can be used as an exit in case of a fire or other emergency. If there are several windows in the room, at least one must meet egress requirements.
Regulations dictate that in order to be an egress window, it must be no less than 15 inches in length and a minimum total of 3.8 square feet. It’s important to understand that these dimensions relate to the operable part of the window, not the overall window size.
Not all window styles are suitable as fire code windows. Although awning windows may meet the size requirements, they can’t open more than 45 degrees so can’t be used as egress.
The laws also specify that in order for sliding windows to meet egress, measurements must be taken for only the standard operable area and not the tilt-in area offered as a cleaning feature on many replacement windows.
When adding a new fire code bedroom window, you may need to expand the window opening. This usually requires a structural modification by cutting into the wall and disrupting the studs and header. To make sure your home is structurally sound and in compliance with all codes, it’s important to have projects like this approved by the City and the right permits in place prior to starting any work.
It may seem like a lot of extra work to make sure egress bedroom windows are done right, but being prepared for any emergency situation and compliant with Canadian building code will provide peace of mind for years to come.

Then you'll need to understand the changes in laws and building codes related to egress basement windows. There are specific window styles and minimum size requirements needed to exit the space in case of a fire or other emergency. This free, short video from Ecoline Windows should clear up any confusion you may have on how to make your basement bedroom safe and meet all the necessary requirements.
Here's what you need to know about egress basement windows:
By law, any room that can be used as a bedroom, regardless of location, must be large enough to allow easy exit if an emergency should arise. If only traditional-sized basement windows were used for a basement bedroom, they would be too small to get through, causing an extremely dangerous situation.
If you change windows in your basement, you'll likely be required to increase the sizes to meet today's local fire code requirements. Strict laws are now in place that dictate exact measurements for basement egress.
The operable portion of a basement window must be a minimum of 15-inches long and equal an overall dimension of 3.8 square feet. In order to meet this building code, it's possible you may need a larger window than those noted to be able to fit through the opening.
If you've got window wells outside your basement windows, you'll need to make them larger as well. They must provide a minimum 30-inch clearance space for emergency exit as well.
In most cases, if you're increasing the window size in your basement, you'll need to cut into the concrete foundation. This isn't something you should attempt yourself. Not all window companies have the capability, your consultant should be able to recommend concrete cutters and approximate pricing.
Remember that any time you make changes to the structure of your home, you'll need to apply for a building permit. You'll be required to submit plans or drawings for the type of work you'll be doing to the building inspector before starting the work. This is to ensure what you intend to do is safe and meets all codes.
Not all windows can be used to meet egress requirements. As an example, awning windows can't open more than 45 degrees so don't meet the fire code requirements. To qualify, a window must open wide enough to fit a person through. While you may be able to break the glass in the event of an emergency, the safest way to exit the home would be through a open window made to the proper egress size.
