Bellaria is not that large of a community, it has only 64 residences. The community is guarded and its’ only entrance is located on W Lake Butler Road .4 miles from Winter garden Vineland Road. If you approach from the East it is ¼ of a mile from McKinnon Rd. You will not miss the entrance is large and easily recognized. Not only because of the community’s walls and then the guardhouse but because of the large community signs proclaiming the name. Since the name Bellaria is derived from the Latin word for beautiful and can mean beautiful dessert, let’s dive in.
There are several ways to look at Bellaria. Most sites will give you the complete picture and say pick one. However, the more sophisticated buyer is likely interested in a more complete picture. After all, Casabella is a newer alternative and literally across the street from Bellaria. Where it’s sister community is rapidly establishing its’ reputation as the dominant luxury home community in Western Windermere. Bellaria already has a reputation that keeps many watching for properly priced homes for sale.
I will describe this gated community in two different ways. First by homes which back up to the road. Then homes on the large center court, and finally by the remaining homes on the North and Western side. At the end of the article I will describe the homes by size and price. By the end you will need to only visit a home to see if it is right for you. The knowledge that you will have will be greater than most Realtors who would wish to assist you. It's a close competition but as far as community, Lake Butler Sound is my favorite in Windermere. If you have spent much time on my neighborhood videos or the Lakefront articles I have written you know I have enough information to form a qualified opinion. Notice I said community. I believe a great lakefront home can be anywhere and be your dream home. However the homes around you etc. make up the community. Since I drive the cart and do not play golf. I'll have to go with Lake Butler Sound.

The Reserve at Lake Butler Sound is one of the most exclusive communities in Windermere Florida. Lake Butler Sound is a gated community on the Southern shores of Lake Butler. Lake Butler is a beautiful lake and chief of the famed Butler Chain of Lakes. If you are not from this area and you are looking for a beautiful lakefront community in Windermere Florida. You have no need to look any further.
First the city which Lake Butler Sound is part of. Windermere Florida is a secretive area most people in the world know nothing about. The term Windermere to them is likely the largest lake in England. For those clinging to this secret knowledge Windermere is the home to more million-dollar estates than all of Orlando. It is also home of the greatest golf courses in Florida and possibly all of the United States. All hidden away in the 34786 zip-code.
Lake Butler Sound would not exist without Lake Butler. Lake Butler is an incredible lake with a surface area of 1,579 acres or just under 3 square miles. There are 13 lakes inter connected with Lake Butler via channels. You can explore all of these lakes and never set foot out of your boat. There are million-dollar homes all around the shores of these spectacular bodies of water. You can even occasionally see a frustrated golfer.
Lake Butler Sound is a gated and guarded community. There are approximately 211 homes inside of its gates. There are only 2 entrances. The primary entrance and the guarded on it on the Western side f Chase Rd. It is easily noticed and the most beautiful entrance on Chase Rd. Directly across Chase Rd. is a smaller community entrance to a different community.
The second entrance to The Reserve at lake Butler Sound is on the Western side of this luxury home community. It uses electronic admittance and is not guarded. You access that gate by taking the Sandy Shores Dr. exit on the North side of Winter Garden Vineland Rd. (SR. 535). Sandy Shores Dr. will take you to the gate. Inside of the gate you will be on Bridge House Rd. which goes all of the way through the neighborhood to the entrance on Chase Rd.
As we cover Lake Butler Sound I will be separating it by street. This will help you know more about the specific areas. When you find a home for sale below the article you can refer back to the particular street to learn more about it. Large communities are unique in many ways. This can cause different values the same model home in different locations. There are many factors that affect pricing. We will begin using the most common entrance. The Eastern guarded entrance on Chase Rd. After entering the community on Bridge house Rd. We take our first left had turn down Cartmel Ln. The first part of Lake Butler Sound to be described is the Southern part of Cartmel Ln. It will extend up to a natural breaking point directly West of RD Keene Park or 6330 Cartmel Ln. This part of the community has 2 waterfront homes on a small pond. There are 3 cul-de-sacs offering larger than average lots. One is on Cartmel Ln., one is on Wadsdale Ct. and one is on Kentmere Ct. On these three streets there are 14 homes which backup to Chase Rd. Chase Rd. is a busy road.

Lake Butler Estates is a very small group of lakefront homes located between Kelso on Lake Butler and Summerport Beach. One of them is unincorporated making it even tougher to properly search for them. However this is such a good place to buy a lakefront home I wanted to properly represent it. You get the sunrise over the lake every morning and the beautiful lake views every evening. From your lakefront home on beautiful Lake Butler. So if you are a morning person you have that covered. If you are a night owl, you have lakeviews for your guest every night.
These lakefront homes rarely go up for sale. If one does it will likely be $1,000,000 to $1,750,000. Two of the homes are capable of bringing that kind of money. Although it is more likely they will sell in the $1,500,000 range. Simply because of competition and neighborhood value. I definitely like the location. But follow the money. You will find the consensus on lakefront property is where the expensive homes are.
Kelso on Lake Butler is your best bet if you really like this area. There are more lakefront homes available and they have basically the same view. Winter Garden is a city located 14 miles (23 km) west of downtown Orlando in western Orange County, Florida, United States. It is part of the Orlando–Kissimmee–Sanford, Florida Metropolitan Statistical Area.
State Road 50 (W. Colonial Dr) bisects the city into northern and southern sections. West Lake Down in Windermere Florida Search For Lakefront Homes and Lots
Southwest Lake down as defined by me and shown on the map. I just found it easier to describe the vast amount of subdivisions and gated communities this way. There are 68 lakefront lots and properties currently surveyed in the Southwest portion of Lake Down. Well over $100,000,000 worth of homes. I drew the line starting where Park Ave meets Maguire Rd by Windermere Elementary. Then proceeding East over to just South of where Hempel Ave turns North Straight down to Isleworth Country Club Dr and Conroy Windermere Rd. Then just went West back to the origin.
The available lakefront lots are shrinking fast. However I did notice several my last time over there. Also some prime Lakefront homes/properties candidates for replacement.Namely smaller home big lot !. I guess someone else had the same idea because I saw several New Construction projects underway. The are definitely building dream homes. Several on lakefront lots. Modern lakefront or lakeview homes in an old classic style city. Premium location. Lake Isleworth aka lake Palmer in Windermere Florida
Lake Isleworth is a very small lake of approximately 56 acres and a maximum depth in the 20 ft range. It connects Lake Louise to it's North, to Lakes Tibet and Chase to it's South through channels. No bridges to pass under just powerlines as you take your boat to Lake Tibet. Access comes through owning one of the less than 20 homes on Lake Palmer or by paying a fee to use the boat ramp at Keenes Park.
These homes do not come up for sale that often. There are just so few of them. When they do it is either a Keene's Pointe or Isleworth Lakefront home. I was surprised to see one available when I made this page. The lakefront Keene's Pointe homes were built in the early 2000's up till around 2010. Most but not all of the Isleworth homes were built in the late 1980's and the 1990's. However at least one of these lakefront homes was built in 2012.
The most expensive lakefront home on Lake Isleworth sold for $6,700,000 in December 2006. The least expensive single family lakefront home on Lake Isleworth to sell was $1,300,000 in January 2013.
Because it is basically a golfing community in Isleworth and Keene's Pointe the street names are nice to know. The lakefront homes are on Deacon Cir, Deacon Ct, Dole Cir, Green Island Cv, Lake Isleworth Ct and Payne Stewart Drive. We miss him.
