Fitzroy: Brunswick & Gertrude St
Fitzroy, the 'first suburb' of Melbourne, is adjacent the CBD. Once known as a working class 'slum' and home to a large inner-city aboriginal community, it is now a trendy area with a vibrant arts/cultural, dining and entertainment scene, with a trendy Bohemian vibe. Brunswick Street and Gertrude Street are two of the main thoroughfares in Fitzroy.

Stephanie Bradshaw from Melbourne Real Estate presents in this video the development update on 166 Gertrude Street in Fitzroy and other updates on what's happening in the area.
These are the following rents that we have achieved in the building thus far: for 1-bedroom, 1-bathroom, 1-car space properties, the lease is from 625 to 650 per week; for 2-bedroom, 2-bathroom, 2-car space properties, we are leasing them from 850 to 900 per week; and for 2-bedroom, 2-bathroom, 2-car space apartments on the penthouse level (level 4), the lease is from 1,100 to 1,200 per week.
Fantastic communal gardens are present on every level for everyone to enjoy. In the corner of the building, there is a commercial space that is vacant; however, there is currently an application for a Coles Express store to be installed there, and notice about it has been sent out already to all owners. The rest of the commercial spaces downstairs are doing really well and thriving, including Pickings & Parry and Heffernan & Haire, which are both men’s clothing stores, and Messer, which is a German-style food hall.
There are a few developments coming up in the area, and these won’t directly affect 166 Gertrude. These are the soon-to-rise apartment building with ten levels in 88 Cambridge Street and the Holme Apartments in 112 Smith Street with four levels.
Thank you for taking the time to watch this development update. We look forward to updating you at routine inspections and future development videos.
