Renovation Recap: EP13 Dolphin Point NSW - Selling Houses Australia Series 12
Steve and Serena’s life in paradise was rocked 4 years ago when their youngest son, Liam, developed a rare medical condition that changed their lives forever. Now they need to sell their beachfront home at Dolphin Point on the NSW South Coast to fund Liam’s ongoing medical care. Given the stunning location, Steve and Serena had hoped for a quick sale, but their retro surf shack has been on the market for over a year! Home maintenance has taken a back seat to Liam’s medical treatments, so this well-worn waterfront home urgently needs some design TLC.

33 Soldiers Road Roleystone WA
Dare I say it but this could well be the last chance you have to buy a picturesque and tranquil acreage estate in Roleystone. A truly unique and breathtaking estate consisting of approx 27 acres (11.3 ha) of rich productive land in the Roleystone Hills with over 600m of glorious canning river frontage. A rare landholding and amazingly serene this property is just 45 minutes from Perth and has been in the same family for over 56 years. With peaceful valley views amidst the serenity of the Darling Ranges and bounded by the Canning river this property is very sharply priced and worth your very serious consideration.
The wonderful country style home was purpose built in the 1980s for family living and sits proudly on a grassy knoll in the middle of the 27 acres to take full advantage of the 360 degree valley views. Who said they had no vision back in the 1980's because this house designer did, as the northerly aspect of the house offers panoramic property and valley views from the living areas and all the bedrooms.
To be honest its hard to describe the beauty of this property in words so you must inspect but here is a taste of what is on offer. THE RESIDENCE : Substantial two level 1980s brick & iron roof home : 4 Bedrooms 3 bathrooms inc 2 ensuites : Downstairs bedroom has its own internal and external entrance with kitchenette and en-suite and is perfect for visiting friends, the teenage kids or the parents . : Beautifully equipped Tasmanian oak kitchen with European 900ml appliances will make it a delight to perform your culinary wizardry as you look out your window at the views over the valley to the river . : The main living area with its exposed rafters and wood fired heater is perfect for the crisp winter days as you laze about about sipping James Hallidays red wine of the month. : Split system a/c to living area and bedrooms : Scheme water ,mains power and Solar HWS finish the house off. : Double carport plus additional parking areas with well established gardens and large native trees.
PROPERTY FEATURES : Currently zoned rural living 2 so there is potential for subdivision and that is a bonus. : The property has been mostly cleared to pasture and is relatively flat with the fertile soils suiting the horses for the daughter or for running a few sheep : Bitumen sealed driveway leading to a tree lined entrance provides a welcoming entry to your tranquil and secluded estate. : A small orchard of limes, lemons, oranges, mandarins, avocados, olives, figs, mangoes, guava, pomegranate and a large pecan nut will help to tickle the food senses. : Currently the property enjoys riparian water rights from the Canning River. : A 20m X 8M powered shed to house your toys . : Close to amenities with a licensed restaurant, art gallery and small shopping complex within walking distance.
It might sound cliched but this type of property/estate is very rare indeed and they do not come to market that often so take advantage of this unique opportunity and call Mike Dunsmore on 0413 754 110 for an inspection today .
