TRANSCRIPT OF EAST MANHATTAN BEACH AREA TOUR
East Manhattan Beach covers everything east of Sepulveda Boulevard.
About a third of the homes sold each year in the city are sold on the east side.
In the early years East Manhattan was the breadbasket of Manhattan Beach with farms growing crops to sell to residents west of Sepulveda, even raising animals, like chickens, goats and chinchillas.
Now East Manhattan is known as a suburban community with larger lots and therefore larger homes than you’ll typically find west of Sepulveda.
East Manhattan Beach runs east from Sepulveda Boulevard to Aviation Boulevard bordering up against North Redondo Beach. The northern border is more or less Marine Avenue, the entry to Manhattan Village. And the southern border is Artesia Boulevard.
Almost all of East Manhattan is zoned for single-family homes, except for areas right along or near to Manhattan Beach Boulevard and Artesia Boulevard, where there are more multi-family units.
Lots of people prefer East Manhattan lots, where a full-sized typical lot is 7500 square feet, 50 feet wide x 150 feet deep. This allows for a big house and a big yard, for a beach city. There are areas with smaller lots, just around 5000 square feet, and one district with huge lots of half an acre or more.
There are some distinct neighborhoods within East Manhattan. Liberty Village is a collection of postwar cottages laid down on a simple grid with sidewalks. The Mira Costa neighborhood mostly features the big 7500 square foot lots, and larger homes, with the city’s water tower looming over as a landmark at 8th and Rowell.
North of Manhattan Beach Boulevard, the Meadows neighborhood surrounds one of the elementary schools, with a mix of different lot sizes and home sizes. Manhattan Heights is part of this district as well.
And finally, Manhattan Village is the city’s only gated community. This area was developed all at once in the mid 1980s and features condos, townhomes, and some single family residences all behind guarded gates and surrounded by a golf course.
Children in East Manhattan Beach will generally go to Meadows Elementary if they live north of Manhattan Beach Boulevard, and Pennekamp Elementary if they live south of there. Manhattan Beach Middle School is at one edge of Polliwog Park near Liberty Village while Mira Costa High School is at the south end of town running along Artesia Boulevard.
For many families, the day-to-day convenience of being near school throughout their children’s development is a big plus.
A lot of the city’s parks and athletic fields are east of Sepulveda. The largest park, Polliwog Park has a duck pond and outdoor amphitheater, where we have summer concerts. Across the street are tennis courts, basketball courts, a baseball field, and the arts center. Four more large baseball and softball diamonds are together just off Marine Avenue, as well as an artificial turf soccer field and a new skate park.
You may hear people say, “There’s no life east to Sepulveda.” It’s an old put-down from the 1950s and 60s reflecting a preference for the beach areas over the suburbs.
The truth is there’s a lot going on east of the highway, with many of the cities schools and outdoor facilities concentrated here. And the homes are getting better all the time, as developers have come in with large new homes, mostly in beachy styles, and buyers increasingly say, “We’d like more space, this is the place for us!”
I’ve worked with buyers who have actually moved east from homes west of Sepulveda to get more for their money. (Home prices do tend to be somewhat lower east of Sepulveda, making the area even more attractive for some buyers.)

In this video review, we show the hotel and also have a look at the nearby Manhattan Beach. You can reach the hotel within a fifteen minute drive from Los Angeles International Airport (LAX). It is located in a safe area. We will show you the hotel room, fitness center, breakfast and social hour. We stayed at this hotel on our own dime and paid the bill ourselves. The hotel is also not far away from Redondo Beach.
Manhattan Beach: A Sense of Freedom, a Taste of Reality
Manhattan Beach is one of the several cities along the Marvin Braude Bike Trail. It's this path, locally referred to as The Strand, that can be seen as emblematic of the California Coastal Trail when completed: miles of uninterrupted path (in this case, 22 miles), a stack of communities, each with their own coastal vibe, and always within sight, sound, and smell of the ocean.
Because it's in the process of coming together, it will no longer be just a day walk, explains Robin Kirk of the Manhattan Beach Woman's Club in the above video. You can go from town to town and actually see more than on just on a morning walk. The importance of having the long distance is an entirely different experience. And there's a sense of freedom to putting a pack on your back and, just on your own two legs, go as far as you can go. It's starting to become a reality.

Dec 8, 2006 2pm pst windy day in Manhattan Beach, Ca. Clouds rolling in. 10 mins after this video was shot, the temp dropped 20 degrees and the wind picked up and a big rolling cloud off the ocean came and blanketed the area. Half hour later, it was sunny and clear again.

We loved checking out the beach scene in southern California, Los Angeles county and one of the biggest reasons for me was that there was ample parking near to the beaches and activities. Doing Redondo, Hermosa and Manhattan Beach was a snap.
Manhattan Beach is a beachfront city located in southwestern Los Angeles County, California, USA. Its population was 35,135 at the 2010 census, up from 33,852 at the 2000 census. The city is on the Pacific coast, south of El Segundo, and north of Hermosa Beach. Manhattan Beach is the home of both beach and indoor volleyball, and surfing. During the winter, the waves can get as big as 12 feet (3.7 m).
Manhattan Beach is an affluent beach town within commuting distance of Los Angeles and therefore it is one of the most expensive coastal towns in which to live in America, according to the most recent Fortune Magazine rankings. The median price of a single family dwelling greatly exceeds the already high Los Angeles County median price by well over 100%. Property in Manhattan Beach is exceptionally expensive when considering the size of land for sale.
