If you approach from the East it is ¼ of a mile from McKinnon Rd. You will not miss the entrance is large and easily recognized. Not only because of the community’s walls and then the guardhouse but because of the large community signs proclaiming the name. Since the name Bellaria is derived from the Latin word for beautiful and can mean beautiful dessert, let’s dive in.
There are several ways to look at Bellaria. Most sites will give you the complete picture and say pick one. However, the more sophisticated buyer is likely interested in a more complete picture. After all, Casabella is a newer alternative and literally across the street from Bellaria. Where it’s sister community is rapidly establishing its’ reputation as the dominant luxury home community in Western Windermere. Bellaria already has a reputation that keeps many watching for properly priced homes for sale.
I will describe this gated community in two different ways. First by homes which back up to the road. Then homes on the large center court, and finally by the remaining homes on the North and Western side. At the end of the article I will describe the homes by size and price. By the end you will need to only visit a home to see if it is right for you. The knowledge that you will have will be greater than most Realtors who would wish to assist you. The Lakefront homes in Lake Tibet are in in 2 Cities. Orlando claims Lake Tibet starting at the Northernmost channel from Lake Chase to Lake Tibet running Southeast all the way around the Eastern side. Then around the Southernmost tip to the undeveloped land on the Southwest side. The undeveloped land is actually owned by the South Florida Water management District. They own the land from the West end of Trout Road in Orlando until you reach Grosvenor Shore Dr in Keene's Pointe which is of course Windermere.
There are 67 lakefront lots on Lake Tibet in Windermere. You can add one that I which looks like it may be unbuildable. Also there are 11 on a pond with a canal to Lake Tibet. I did not count them although they easily could have been. If the pond is counted as part of Lake Tibet then call it 80 because there are also 2 cleared surveyed lots on the pond.
Over on the Eastern and in Orlando Side there are 162 lakefront home/properties. I did not count the Condos at Bay Hill or The Masters Condominiums. Some of those are nice, and there are some with boat docks and yes Lake Tibet's only boat launch/ramp (you can get to Lake Tibet via Lake Isleworth which has a boat launch/ramp.. But you they aren't houses. This particular page is about Lakefront Homes aka houses on Lake Tibet.However there are single family homes in Bay Hill Subdivision. More than a few are over $1,000,000.They are included in the count.
Lake Tibet is 1,070 acres. That is almost 2 square miles of lake. It is deeper than most lakes in The Butler Chain of Lakes. Its' mean depth is 17 feet. As my beloved dad once told me. 17 feet isn't very far, but it's real deep.If you have ever been tired of swimming then you know what I mean. A couple more interesting facts, East to West Lake Tibet is just under 1.6 miles. North to South is 2.12 miles.
Where are the most desirable and where are the most affordable lakefront homes on Lake Tibet. Let's follow the money and see. Money is a good guide of popular consensus. To be fair and accurate I am using just lakefront on Lake Tibet prices back to May 2010 to guide my opinion.
There have been six lakefront homes on Lake Tibet sell for over $2,700,000 since May 2010. All of them have been located in Keene's Pointe. Add the additional fees of Keene's Pointe and I believe those homes are the obvious winners. Here are the selling prices and street names. I will not give addresses but price and street name are commonly used among Realtors. $3,995,000 sold on Tibet Pointe Cir and another for the same price on Grosvenor Cir.One for $3,994,500 sold on Greatwater Dr,$3,650,000 on Carillon Park Dr,$3,550,000 on Greatwater Dr was the last home to sell for over $3,0000,000.
Outside of Keene's Pointe the highest price winner was in Cypress Point and sold for $2,700,000. The most expensive Lakefront Condo was in Masters Condominiums and sold for $699,000.
If by chance you do not know what the Butler Chain of Lakes is. It's a semi secret location in Windermere Florida or some my say greater Orlando. The chain of lakes contain a beautiful group of homes as seen in various videos and slideshows on this site which show some of the best lakes and lakefront homes to live in period. You can compare them to anywhere in the United States. The Butler Chain of Lakes consists of Lake Butler-Lake Down-Lake Tibet-Lake Sheen-Lake Louise-Pocket Lake-Lake Chase-Lake Blanche-Wauseon Bay (between Butler and Down)-Lake Isleworth and Little Fish Lake. SImply the best lakefront and lakeview properties in Florida. There are other lakes here. Just not on The Butler Chain of Lakes.

One of them is unincorporated making it even tougher to properly search for them. However this is such a good place to buy a lakefront home I wanted to properly represent it. You get the sunrise over the lake every morning and the beautiful lake views every evening. From your lakefront home on beautiful Lake Butler. So if you are a morning person you have that covered. If you are a night owl, you have lakeviews for your guest every night.
These lakefront homes rarely go up for sale. If one does it will likely be $1,000,000 to $1,750,000. Two of the homes are capable of bringing that kind of money. Although it is more likely they will sell in the $1,500,000 range. Simply because of competition and neighborhood value. I definitely like the location. But follow the money. You will find the consensus on lakefront property is where the expensive homes are.
Kelso on Lake Butler is your best bet if you really like this area. There are more lakefront homes available and they have basically the same view.
