Oxford Valley Mall - Raw & Real Retail
This is our walkthrough of the Oxford Valley Mall in Langhorne, PA from November 20, 2018. This was my childhood mall and I remember being there many times when it still sported the original design, with seven fountains, a spiral ramp in the center, black tile floors, and lots of earth tones and streamers/flags hanging from the ceiling. There was an orange stripe (later green) that was painted on the side of the second floor concourse that formed a cool V design when they met a cross walkway. It was a really classy and cool design that often gets confused with being designed by James Rouse because of its hexagonal scaffolding lining the ceilings and skylights. Unfortunately the Simon Property Group bought out the original developers, Kravco, and proceeded to renovate this once stylish mall into its trademark bland shiny white uniform style.
This is not a dead mall at all. It is at 93% occupancy. But, it's about a 50/50 mix of unknown and national brands. The Strawbridges/Boscov's anchor has sat dormant for 12 years, and Sears is closing at the beginning of next year. This will leave the mall with 2 closed anchor spaces out of 4, with one of the remaining stores being JC Penney, which is starting to show signs of failure as well. Many of the locals don't have a very high opinion of the mall, and once these anchors close shop, I suspect this may be a problem for Oxford Valley Mall.

The Oxford Valley Mall is a two-story shopping mall, managed and 65%-owned by the Simon Property Group, that is located next to the popular amusement park Sesame Place near Langhorne in Middletown Township, Pennsylvania. Its department stores are Sears, JCPenney, and Macy's as well as H&M as a minor department store. There is a food court on the second floor, which was originally the second floor of a Woolworth. An office building called One Oxford Valley is located next to the mall.
The Oxford Valley Mall was developed by The Kravco Company and opened in 1973. In 1986, the Gimbels store was converted to Stern's after Allied Stores purchased seven Gimbels locations in the Philadelphia area. That same year, Bamberger's became Macy's. In 1989, Sears replaced Stern's after the latter closed several stores in the Philadelphia area. The mall underwent a renovation in 1990. In 1992, a separate, 10 screen movie theater was added behind Sears (4 new auditoriums were added in 2004). In 1995, the mall opened its food court on the second floor, replacing what had been the second floor of a Woolworth store. In addition, the mall replaced the spiral pedestrian ramp and fountain with a glass-enclosed elevator, upgraded the air conditioning system, and extensively renovated the JCPenney and Sears stores. All fountains were eventually removed with only the outdoor one remaining. The same year, Wanamaker's was converted to Hecht's. In 1997, Hecht's became Strawbridge's after its parent company, May Department Stores, acquired the Strawbridge's chain. In 2006, the Strawbridge's store closed as a result of Federated Department Stores acquiring May Department Stores, with Boscov's taking over the former store. The Boscov's store closed in 2008 as part of their restructuring. On October 15, 2018, Sears announced that its store would be closing as part of a plan to close 142 stores nationwide as a result of the company filing for Chapter 11 bankruptcy. The store will close by the end of 2018. This will leave Macy's and JCPenney the only anchors left.

Middletown Township is a township in Bucks County, Pennsylvania, United States. The population was 45,436 at the 2010 census. Many sections of Levittown, Pennsylvania, are located in the southern end of the township. The municipality surrounds the boroughs of Langhorne, Langhorne Manor, Penndel and Hulmeville; much of the township beyond Levittown uses Langhorne, Pennsylvania as a mailing address.
Also located within the township is Core Creek Park. The township also has many acres of protected woods, the largest being the woods behind Neshaminy High School. The Neshaminy Creek flows through these woods. There are also a few protected farms, significantly that of Styer's Orchards, which was saved from turning into the site of 632 homes in the late 1990s.
Sesame Place is located in Middletown Township.

Veteran Of 2/506th Calls Out Fake Ranger At Oxford Valley Mall
A former Infantryman, Ryan Berk, from Easy Co 2/506 101st sent us this video of him calling out a fake Ranger at a local mall. This guy couldn't answer basic questions that he should've known, he was wearing a CIB with three stars and tried to say he got them all for Iraq and Afghanistan, not possible as you can only get one for both campaigns. US 1 Northbound (I-476 to West Philadelphia)
U.S. Route 1 (US 1) is a major north–south U.S. Highway, extending from the Florida Keys in the south to the Canadian border in the north. In the U.S. state of Pennsylvania, US 1 runs for 81 miles (130 km) from the Maryland state line near Oxford to the New Jersey state line near Trenton, through the southeastern portion of the state. The route runs southwest to northeast, and serves as a major arterial road for many of the suburbs in the Delaware Valley area. South of Philadelphia, the road mostly follows the alignment of the old Baltimore Pike. Within Philadelphia, it mostly follows Roosevelt Boulevard.
POV Driving From Langhorne, Pennsylvania to Trenton, NJ On July 24th
After having rotten luck yet again with fire buffing in Philadelphia, Pennsylvania on Wednesday July 24th I decided to call it a day & drive back to Trenton, NJ across the Delaware River. The POV video starts as I'm driving on Route 1 North near the exit for Oxford Valley Mall in Langhorne before passing by the Morrisville toll plaza & crossing the Delaware River bridge on the highway. The letters on the Trenton Makes Bridge were apparently not on which really surprised me since it always happens at night. After getting off Route 1 at the exit for Trenton Transit Center I then turned onto South Clinton Avenue in the city since I was heading to a station nearby. It was just after 9 PM when this POV video was shot. Thankfully I didn't encounter heavy traffic tonight since it was a weekday. Hopefully next time I'll have luck.
