The Durban Park Development Project - Part 2 - The Brown Elephant
Shrouded in secrecy, riddled with lies, plagued by setbacks, driven by dishonesty, permanent and temporary, lacking in vision, poorly executed, an ode to slapdash, incomplete, corrupt, as transparent as a mango seed; these are just some of the terms you could use in all honesty to describe the D'urban Park Redevelopment Project, undoubtedly the largest public infrastructure project undertaken by the APNU/AFC coalition government since taking office last year. Follow me as I chronicle the rise of this brown elephant in the heart of the city over two months in the lead up to Guyana's 50th Jubilee celebrations. Here are just a few reasons why this work smells fishy with the stench of corruption.
0. They lied about the wood, it isn't all Greenheart.
1. The David Granger administration misled the populace about the plans for D'urban Park and the monstrosity currently erected on site bears little resemblance to the equally sloppy artist impressions.
2. The coalition govt has as yet failed to justify erection of the stadium costing hundreds of millions of dollars for a two day event lasting a grand total of 8hours when even execution of the event turned out to be poor.
3. The government lied about the cost of the project and by extension their commitment to transparency. They claimed 150million from the tax payer was being put in to finish the project and the rest of the facility was put up with donations. Why then are workers and contractors in the news complaining of not having been paid and materials taken on credit? We have not been given any figure related to total costs thus far nor have we been given total projected costs even as university students cry out for improved facilities on campus.
4.The government promised to end the culture of slap dash work yet have delivered an ode to slapdash, shoddy work in the heart of the capitol.
5. None of the promised park, go-kart or sporting facilities meant for the public have materialized.
6. The way forward seems unclear since all work has ground to a halt post Jubilee.
7. If you spend 5 months erecting a structure that is only in use for 2 days and afterwards the structure you built can serve no other purpose...then you just wasted a ton of money.
Sometimes the best way to figure out what went wrong is a review of what happened step by step. Join me as I go from being chased with a truck to a providing you exclusive access to the luxurious VIP facilities complete with vinyl floor that would make your grandmother cry. Better must come and it surely will but not until more of us start demanding it as our right. Over to you...

Pran Park - Dube TradeZone
In 2012, Shree Property Holdings acquired 125 000m2 of prime industrial space within Dube TradePort, home to the then newly developed King Shaka International Airport and the heart of an emergent aerotropolis 30km north of the city of Durban. A strategic decision was taken to construct AAA-grade industrial warehouses in Dube TradeZone, catering for clients requiring large storage and manufacturing facilities with direct access to the adjacent Dube Cargo Terminal and air connectivity, as well as direct access to N2 highway. Being the first private sector investor in Dube TradeZone, Shree Property Holdings took a calculated risk in developing property in the then new industrial zone, but has since reaped the benefits of being first to serve a rapidly growing market, becoming a leading business in Dube TradeZone. A key advantage Dube TradePort offers is its recent rezoning as a Special Economic Zone (SEZ), bringing to companies based here a host of Government incentives.
Our innovative development within Dube TradeZone has been named Pran Park, after the founder and CEO of Shree Property Holdings, Pran Shree, and in honour of his vision about the potential for industrial growth north of Durban. The development decision was based on his keen knowledge of both South Africa's property and logistical sectors, together with his foresight about potential growth, and has enabled the development of an easily accessible inter-modal park.
The construction of Pran Park in Dube TradeZone commenced in May 2013 and comprised six warehouse facilities designed, mainly, for manufacturing and assembly plants. The development has attracted a range of blue-chip tenants, inclusive of:
Samsung South Africa: Manufacturing microchips and assembling and distributing of LED TV’s;
Yangtze Optics Africa Cable (YOAC): Manufacturing and distributing fibre optic cables;
Tufbag: Manufacturing woven polypropylene sacks and bulk bags;
HBM-SA Health Protection Services: Manufacturing condoms and health products;
Enlight Techno Solutions: Assembly and distribution of educational technological solutions;
Rossi: Assembly and distribution of industrial gear products; and
Pilosio: South African Headquarters
The success of Pran Park is attributable to the successful attraction of blue-chip companies looking to take advantage of the SEZ and requiring rapid set-up solutions, quickly becoming fully operational in terms of the manufacture, assembly and distribution of products from the gateway to Africa, with ease.
We set out to provide 'Greenfield' operational facility solutions for the benefit of our clients, whilst creating a sizable business presence within the area, promoting future employment potential. In 2016, Pran Park was completed and tenanted, securing more than R1,3 billion in Foreign Direct Investment and creating in excess of 1 500 long-term employment opportunities in the area north of Durban.

RLS | Pran Boulevard | Project Highlight
Located in the popular Ridgeside precinct in Umhlanga, Pran Boulevard is strategically located on one of the few remaining road frontage sites to Umhlanga Rocks Drive and is the latest new mixed-use development added to the Umhlanga skyline.
This iconic development is the end result of great teamwork between the Shreeprop team, Paragon Architects, and Regent Lighting Solutions(RLS) who contributed specialised and accent lighting requirements throughout. The lighting requirements were vast in that both interior commercial and architectural lighting solutions were specified for office interiors, canteens, and a coffee shop. The development has been specifically constructed in two separate buildings so as to be single or multi-tenanted.
The featured products used on this project were the Miso recessed wall light 4000K used for footlighting on all the landscape planter walls as well as the exterior stairways and walkways. The Piazza Bollard 900mm 9W 4000k LED is plinth mounted in all pedestrian walkway areas. The bridge links are fitted with Mini Linear surface mounted luminaires at 24W/m LED 4000K.
All lift lobbies are fitted with recessed ceiling linear mini 24W/m luminaires as well as LED Cove lighting above the overhangs.A new Linear ARC Channel of 27x27mm IP rated 4000K LED was specifically developed for the façade of the buildings in order to highlight and accentuate the architectural lines. The product is now known as the Arc.
The investment in time and product development through our inhouse design capabilities have proven exceptional in that aluminium extrusions can now be tailored to the specific radial contours with the linear profile no longer having to be split at right angles in order to create a continuous flow of light. The design department spent countless man hours on development for the specific radii requirements on the Pran façade application.
The special requirements had a minimum radii of 150mm that had to be achieved whereas the larger radii could be rolled. The unique aspect of the Arc is its ability to adapt its visual display in a 3-dimensional fashion. This is achieved by fabrication of the curves to provide its light source in three possible variations namely, downward facing, inward facing and outward facing all along the same continuous section. The Pran Boulevard application featured this 3-dimensional integration as lines of light are seen running up a wall, then under an overhang, then along the side of the building’s façade. Curved sections are linked to straight sections creating seamless lines of continuous light.
