Property Management in Cumming Georgia
With a population of nearly 190,000, Cumming, Georgia is one of the largest cities in the state. It is a fairly affluent community with average family incomes ranging at around $103,000 per year. The city is positioned on the south western edge of Lake Lanier, the largest inland body of water in North America next only to the Great Lakes. Serving as the Forsyth County seat, Cumming sports a brand new county courthouse, modernly appointed county administrative offices, and a newly constructed City Hall complex. And they’ve done all of this with the lowest millage rate of the surrounding counties. That’s a sign of great government planning and execution!
All of this portends a favorable environment for real estate investing. Those that have invested in Cumming real estate over the past several years have enjoyed generous property value growth. As a property management company in Cumming Georgia, we also recognize the propitious rental rates as compare to home values. Positive cash flows are easily obtained, and finding renters for available homes is unchallenging for 3 Options Realty. Our company average for the 1st quarter of 2015 was just 7 days.
If you are looking for a professional property management company, you ought to consider 3 Options Realty for rental property in Cumming, Georgia. You might expect that I would suggest that since I am a principal in the company. But truthfully, I tell you this because the company concept is one that more and more landlords are discovering and finding much to their satisfaction.
While there are numerous reasons why working with 3 Options Realty for property management is a good idea, I want write about one particular aspect here.
Landlords at 3 Options Realty enjoy the benefit of having a single agent serve all of their real estate needs. For example, each landlord is assigned to one agent. That agent will meet with the landlord and fully explain our company policies and procedures, and review the paperwork for listing and managing the property. Then that same agent will be the one that markets the property, qualifies the tenant applicants, performs the move-in inventory, and then takes over as the day-to-day property manager. Any questions that the landlord may have would be directed to that property manager, and it matters not what the question, whether having to do with the tenant relationship, home maintenance, the owner statement of account, or anything else. What we do not do is pass off the landlord to different staff people to handle those inquiries. Landlords love the simplicity of this policy. Under it they grow to really know the property manager. Even better yet, the property manager grows to better understand the expectations of the landlords so they can better serve them.
If you or someone you know would like to talk about leasing and managing homes in Cumming, Georgia, we would love to be part of the discussion.
