Situated within the Conservation Area close to the impressive St
Nicholas parish church. Known as the 'Capital of Romney Marsh', New
Romney was granted Cinque Ports Status in the second half of the 12th
century and it was here that Thomas 'a Becket, Archbishop of
Canterbury, made a failed attempt to reach Rome. Once a sea port, with
the harbour adjacent to the church, a great storm in 1287 caused the
River Rother to change its course. The old port silted up and was lost
but the town retains much of its character. New Romney's historic high
street has several small and interesting shops and services including
banks, surgeries, greengrocers, florist, antique shop, bakery, post
office, pubs, restaurants and a Sainsburys supermarket. The town is
also known for its Country Fayre and famous Romney, Hythe and Dymchurch
light railway. Schools in the area include The Marsh Academy in New
Romney together with the Folkestone School for Girls, The Harvey
Grammar School for boys, Norton Knatchbull Grammar School for boys and
Highworth Grammar School for girls both in Ashford, 11 miles to the
north. A school bus runs to both the Folkestone Grammar schools from
New Romney. The A2070 Ashford approach road connects to the M20 and
International Station which offers commuting services to London and
high speed service to St Pancras, journey time 37 minutes. The Channel
Tunnel Terminal near Folkestone is 12 miles and the Ancient Town of
Rye, with its period Citadel, is about 10 miles to the west. Access to
coastal bathing beaches is within 2 miles at Littlestone, where there
is also an excellent links golf course and at Camber, 7 miles.
ENTRANCE HALL
Internally the accommodation comprises gate into the front garden with
side front door into a large entrance hall having a fireplace with gas
coal effect fire, built in book shelving and stairs rising to the first
floor.
LIVING ROOM
The living room has a fireplace fitted with a gas coal effect fire, oak
panelling to part of the walls and decorative ceiling beams.
CONSERVATORY
The conservatory is of a wooden double glazed construction with French
quarry tiled flooring which were salvaged from a ship wreck in Rye Bay,
some of the tiles are stamped with 'Le Havre'. Doors from the
conservatory lead out onto the rear garden and terrace.
KITCHEN
The kitchen has a range of base and wall mounted units incorporating 4
ring gas hob, extractor fan and built in double oven with space and
plumbing for fridge and washing machine, there are windows to the front
and rear with a stable style door to outside.
SHOWER/CLOAKROOM
Off the living room there is an inner lobby with space for hanging
coats and window to side and door through to the shower/cloakroom
comprising low level wc, inset wash hand basin, shower cubicle and
window to the rear.
OUTSIDE
Outside there is a small part wall enclosed front garden and to the
side of the property there are wooden double gates with driveway
leading down to a single garage with up and over door and power
connected, an inner door leads through to a conservatory style glazed
extension providing useful workshop/studio. The rear garden measures
approximately 80' deep x 54' wide with paved terracing and winding
paths interspersed with flower and shrub borders. There is also a
greenhouse and two useful timber sheds.
FIRST FLOOR LANDING
First floor landing with access to loft hatch as well as two bedrooms
and bathroom.
BEDROOM 1
Bedroom 1 was formerly two rooms and has windows to the side and rear
with views over the garden and nearby church.
BEDROOM 2
Bedroom 2 has a window to the front and a built in double cupboard.
