Winning at Flemington - Building with Bowens
The Building with Bowens segment of September 2017 Builder's Bulletin looks at how timber was used to create stunning recreational areas for residents of a new multi-residential apartment building. Directly opposite Flemington Racecourse, the Caydon development is aptly named, “Only Flemington” and is due to be completed later this year.
There are two areas that are available for residents to use. Level 19 is known as the “Sanctuary Deck” which is described by Caydon as a “private oasis with an amazing pool and sundeck overlooking the spectacular city skyline.”
Level 3 is home to a “Premium Entertainment Deck” which has incredible views directly overlooking the back straight of Flemington Racecourse. Residents can host guests in one of 4 social pods, complete with built in BBQ, bar fridge and TV.
As you can see from the video and the photos, these areas are truly unique.
The carpentry contractor for the project was PMC Enterprises, headed by Mick Cavedon. When Mick initially approached the Bowens North Melbourne branch about supplying the timber, Phil Tomlinson, Internal Sales Team Leader immediately turned to Bayswood Timber.
“Because of Bowens’ past experience with using Bayswood Timber as a large supplier, we had total confidence that they would be able to fulfil the needs of the project,” explains Greg Brown, Commercial Business Development Manager. “Bayswood helped us supply material - not only in full, but also on time when required,’ says Greg.
Wayne Hawker, General Manager of Bayswood Timber explains that; “The project was originally specified in Tallowwood, which was extremely hard to procure. So, in consultation with Bowens, we decided to use Blackbutt which is a great alternative.”
Blackbutt is a very durable Australian hardwood. It was chosen for its ability to maintain it’s structural integrity for a long period of time. “The material will be as strong as it is today in 15 year’s time,” says Wayne.
The team at Bayswood managed the entire process from felling to finished product. The timber was harvested from forests located in Narooma, NSW and then transported to Bayswood Timber’s sawmill.
Approximately 75 cubic meters of rough sawn material was delivered to Bayswood Timber’s facilities at Hallam. The Blackbutt timber was then either machined into the required profiles or moulded as square dressed material with pencil round edges. The finished product totalled 50 cubic meters.
Chris Drew, Internal Sales Representative at Bayswood Timber explains; “The decking was quite unique because it was a larger deck than normal. The tree has to be very big to be able to produce a clean board that size.”
Bayswood have the facility to be able to job lot projects like this instead of having it all in one big pack or lots of different packs. Each section could be delivered when needed which made it more efficient for both Bowens and PMC Enterprises.
Adding to the complexity of the project, materials needed to be lifted to the 19th and third floor of the apartment block. There was constant daily communication between Bowens, Bayswood Timber and PMC Enterprises to ensure the material was delivered to site when the crane was ready to lift it to the required level.
Delivering on time and in full is a must for Bowens. On a project of this scale and complexity, deliveries are critical to staying on schedule. With multiple people needing material to be delivered on time, the costs associated with a delayed or incorrect delivery could be considerable.
Bayswood Timber and Bowens have had a strong relationship over the last 20+ years. Wayne says; “The people that are employed at Bowens are very knowledgeable. They relay the requirements of their customer to us in a very accurate and clear way. Knowing exactly what is required helps us achieve great outcomes for both our customers.”
For Wayne and Chris, it is very rewarding to see the timber go from a rough sawn state to a finished project, especially on a project like this where it looks so attractive.
In recent times, Bayswood has worked with Bowens on the iconic Penguin Parade at Philip Island, the large decking project at the Melbourne Star and now the Only Flemington project.
Greg comments that; “This project is a good example for our builders to see that we can deliver materials that are outside the box and we have the suppliers to help us make it happen.”
