This place can soon become your home or thriving business or better... One and the other.
So it's time to take a look at my offer closer.
This wonderful equestrian centre, Arizona City, is located in an excellent location.
In the immediate vicinity with its own exit from the National Road No. 8, and it is just 900 m away from the Border Crossing between Poland and the Czech Republic - Kudowa/Nachód
Located in the vicinity of a landscape park, close to forests, meadows, ponds and hiking trails. Family house, stables, outdoor runs, indoor riding halls - Rat Pen. A unique place for horse lovers and people looking for silence and close proximity to nature.
The property consists of two parcels with a total area of 8000m ²
1. Plot no 602 with an area of 8000 m², built:
-a residential building with a usable loft with a usable area of 294.8 m² on the floor, of which 126.6 m² are hotel rooms in 5 independent rooms with their own WC and shower. Rooms at the moment can accommodate up to 19 guests. And 100 m² of a private apartment with 3 bedrooms.
Directly under the top apartment, there is another independent apartment of 43.6 m² with its own bathroom, 2 bedrooms and kitchen.
-A stable building with a surface of 286 m², connected to a residential building in one lump and an attic for use...
2. Plot no 601-access road directly from the National 8.
The Stables feature 8 spacious and safe horseboxes, four 4m x 4m horses and four smaller 3m x 3m. One of the pits is larger than the other and can be used as a delivering. Each box is equipped with an automatic drinking facility, a manger and a window. High ceiling ensures the maintenance of the horse-friendly atmosphere.
The stables also include a utility room, a spacious saddlery and a toilet. On the upper floor, there are mentioned guest rooms for 19 guests, a flat of 100m ² and a place for zoning, further arrangement. Behind the building there are two constructions, the part is designed to store hay, straw and forage for horses, as well as used as workshops/business premises.
The property was built on a plot of 8000m ². In addition to the residential-hotel building and stables, the ranch also includes a large riding area, paddocks and a riding hall, car parking area and seating space.
The stable with the pension can accommodate up to 50 guests (taking into account the appropriate adaptation of the current apartments and the free area above the stable).
It can be obviously redesigned and adapted to any of your business needs as for example:
nursing-retirement home, spa resort, physiotherapy facility, yoga and healing retreat resort, a hotel, production facility, storage facility, you name it I just showed you that options here are endless. With the right amount of vision and will you can create amazing place with superb convenient access to your property.
I have some great ideas for this place but this will be shared only with serious buyers - as it involves the landscape and construction architects to be involved.
ARIZONA CITY is one of the best places to be created for all horse riding enthusiasts. Life flows quietly, without unnecessary hassle. But riding is not everything you can experience in this amazing place. Here you can also enjoy downhill and cross-country skiing in the winter season near by, hiking trips to the nearby location of the table Mountains Landscape Park, the Erroneous Rocks and the Orlické Mountains, as well as the coach or car trips in the surrounding border zone town as Zieleniec, Duszniki-Zdrój and Czechs Prague, is really close too.
Arizona City is located in the historic district of the spa town Kudowa Zdrój, which is one of the oldest spas in Poland and Europe, the history of the spa goes back to the year 1580 = the 16TH century.
-The ranch is just 2 km to the spa town itself.
-6 km to the Landscape Park of the Table Mountains with erroneous rocks and the Great Szczeliniec - amazing rock for climbers (20 min by car to the near by car park)
And most importantly, it does not have to be still an equestrian center. The investment is also ideal for Spa, wedding House or nursing home. Buildings after a small conversion will meet the requirements for such investments.
ARIZONA CITY is a place primarily ideal for conducting business, but it is also perfectly suited for residence.

0:36 „Ratusz” to gotycko-renesansowy budynek wzniesiony w latach 1522-1524. Rozbudowany w latach 1902-1905, obecnie jest siedzibą władz miejskich, placówki historyczno-muzealnej i innych instytucji.
0:58 „Fontanna z Sową” najnowsza spośród fontann na lwóweckim rynku. Znajduje się na południowej ścianie ratusza.
1:39 „Budynek Ław Szewskich i Chlebowych” (kramy, miejsce sprzedaży). Kamienica dawnych ław chlebowych i szewskich z 1494 r.
1:51 „Baszta Bramy Bolesławieckiej”. Wieża Bramy Bolesławieckiej, powstała w XIII wieku, przebudowana w wieku XVI. Swoją górną część straciła podczas wojny 1641 r. Po odbudowaniu urządzono tu więzienie z izbą tortur i lochem głodowym.
2:06 „Kościół Wniebowzięcia Najświętszej Maryi Panny”. Kościół zbudowany ok. 1300 roku, murowany z dwoma wieżami rozdzielonymi portalem z czerwonego piaskowca z ok. 1300 roku. We wnętrzu kościoła wiele cennych elementów wyposażenia.
3:28 „Mury obronne i Baszta Bramy Lubańskiej”. Mury obronne Lwówka Śląskiego wznoszono w dwóch etapach. Pierwszy rozpoczął się przed 1261 r., do ok. 1301 r. i wybudowano pierścień wewnętrzny, w drugim (od ok. 1435 do ok. 1494 r.) postawiono pierścień zewnętrzny. Basztę Bramy Lubańskiej zbudowano w XIII wieku jako jedna z trzech wież broniących bram miejskich.
3:38 „Kościół św. Franciszka z Asyżu”. Kościół budowany w latach 1264-1320, pierwotnie jednonawowy. W XV wieku dobudowano nawę południową, a następnie północną.
3:58 „Kamienny Most na Bobrze”. Obecna kamienna przeprawa pochodzi z 1792 r. W 1813 roku most , odbudowany na rozkaz samego Napoleona Bonapartego. Kolejne modernizacje mostu miały miejsce w roku 1865 oraz w latach 1906-09, kiedy to most poszerzono. Most posiada sześć przęseł.
4:31 „Stacja kolejowa - Lwówek Śląski”. Przelotowa stacja kolejowa powstała 15 października 1885, wraz z budową linii z Gryfowa Śląskiego. Ostatni pociąg Jeleniej Góry do Lwówka Śląskiego przyjechał 11 grudnia 2016 r.
