SOLDKotor Bay - Dobrota, Front Line 17th Century Captain's Villa with 8 bedrooms SOLD
This Captains Villa built of hewn stone by the Tripkovic family is thought to date back to the 17th Century and of most likely predates the neighboring Tripkovic Palace. The Tripkovic family was said to have been the most influential in the Dobrota community and played an important role in developing the merchant fleet of of Dobrota and made considerable contribution to the cultural life of the area. During the 18th and 19th Centuries the family had 18 merchant ships and 86 seamen.
Characterized by the ornamental stone balustrades stairway that leads to the first floor, this baroque villa is unique in the Boka Kotorska and represents one of the few remaining Captain's Villas/Palaces available in its entirety ready for a new owner to revitalize. Being a front-line stone Villa of such significance, it could be transformed to become an outstanding single family residence or perhaps a Boutique Hotel. As you will see from the video, the views stretching over Kotor Bay are phenomenal and very few residences or Boutique Hotels could rival them.
Over 3 levels this property currently offers 8 bedrooms (with the top 2 sharing the wide stone balcony), 4 bathrooms, kitchen areas, wine cellar, 61m2 terrace/side garden and garage. The ground floor level is not currently utilised and could be transformed in to a large living room, reception area or even a restaurant.
The Gross size of the Villa is 408m2 plus the side terrace of 61m2 and the garage below. Internally, the property was reconstructed using steel re-enforced concrete with block walls and would benefit from a sympathetic refurbishment and perhaps being re-organised spatially.

Tripkovi Palace was built at the end of the 18th century
by Captain Andrija Jozov Tripkovi and represents one of
the most impressive Baroque Captain's Palaces of
Boka Kotorska. The palace is set back from the coast and
raised on a plateau, which is supported by a retaining stone wall with a long balustrade; on top of the wall is a dardin (a garden). In the wall is the entrance portal with the family coat-of-arms. In front of the palace is a large ponta with a mandra (a quay and an enclosure for boats), which used to belong to the palace. The terraced gardens stretch behind the palace.
