MAJESTIC COACHELLA VALLEY PRESERVE-THOUSAND PALMS, CA-EP56
This Preserve was like walking through the Jurassic Park movie set. The Washington Fan Palm trees are truly giant, and the REAL oasis in the middle of the low desert area we stayed in for a month made this Preserve seem out of place and as if Hollywood created it. Make sure to add this FREE hike to your list of things to do when you are in the Greater Palm Springs/Thousand Palms area.

DESERT HOT SPRINGS, CA-COACHELLA VALLEY-KIM NICOL HIKING TRAIL-EP54
Desert Hot Springs in the Coachella Valley is prime hiking landscape, which varies from a dry dusty desert to a palm filled oasis within miles of each other. When you add the majestry of the north and south mountain ranges, and the thousands of wind turbines churning away in the distance, it is simply breathtaking.
Join us as my wife drags me away from the computer, to take a walk in nature to stretch the old bones. It is always a great experience to rediscover the joy of being alive in an unfamiliar place, with someone you love to be with. Sue & I highly recommend retirement!

The River in Rancho Mirage, CA
SRS Investment Properties Group is pleased to present the opportunity to acquire the fee simple interest (land and building ownership) in The River at Rancho Mirage, the premier entertainment and dining destination of Coachella Valley, located in Rancho Mirage, CA (Palm Springs). The River is anchored by Century Theatres, and features a varied, e-commerce resistant, highly popular tenant mix including renowned restaurants such as Flemings Prime Steakhouse & Wine Bar, The Cheesecake Factory, P.F. Chang’s, Yard House, Babe’s Bar-B-Que & Brewhouse, Acqua California Bistro, and more. Century Theatres recently spent about $3 million in renovations including new luxury lounge recliners in all 15 auditoriums, new lobby features and amenities, and updated signage. The River is also in the process of adding 24 Tesla Supercharger parking spaces, which will help drive traffic into the center. The River is currently 89% occupied, offering an investor substantial upside through leaseup and development.
The River at Rancho Mirage is located at the intersection of State Highway 111 and Bob Hope Drive with over 67,500 vehicles passing by daily. State Highway 111 is also the main thoroughfare traveling through Rancho Mirage and Palm Desert, providing customers with easy accessibility to the center. The River is situated in a dense retail corridor with nearby national/credit tenants including Target, Whole Foods, Hobby Lobby, PGA Superstore, Total Wine, Best Buy, T.J. Maxx, Bed Bath & Beyond, Smart & Final, and more, which helps promote crossover shopping to the subject property. In addition, the Westfield Palm Desert Mall (980,000 SF of retail space) is just 2 miles away with anchor tenants including JCPenney, Macy’s, Sears, and Dick’s Sporting Goods, further increasing consumer traffic to the trade area. The asset is also less than 2 miles from the College of the Desert (10,300 students), providing a direct consumer base to draw from.
Rancho Mirage is a resort city in the Coachella Valley with numerous hotels and over 100 golf courses. The relaxing atmosphere and various country clubs are the main drivers of consistent tourism, helping an entertainment center like The River thrive. The Coachella Valley is also home to major music festivals including Coachella Valley Music and Arts Festival (250,000 attendees, two-weekend total) and Stage Coach Festival (75,000 attendees), which bring people from all over the world. The 5-mile trade area is supported by over 75,600 residents with an affluent average household income of more than $109,000.
Thousand Palms - Coachella Valley Nature Preserve
This past week I attended a course to become an NAI Certified Interpretive Guide. Our last day was a docent guided hike in the Coachella Valley Nature Preserve. Once inhabited by the Cahuilla people, this 880 acre preserve has a 4.9 mile loop trail that leads through two Oasis' of California Desert Fan Palm [native species].

Driving DOWN The Pines-To-Palms Highway, Palm Desert, CA
A segment of Route 74 named Seven Level Hill, just south of Palm Desert, California, appears in the 1963 American comedy film It's A Mad, Mad, Mad, Mad World during the opening minutes of the film, when the major characters of the film meet for the first time following a car accident.
Route 74 between San Juan Capistrano and Lake Elsinore, due to its narrow width and high traffic volume, holds an ominous claim to fame as one of the most dangerous highways in the state.
California's legislature has relinquished state control of segments of SR 74 in Perris and Palm Desert, and turned it over to local control. This includes deleting from the highway code an unconstructed segment that would have extended SR 74 from SR 111 to Interstate 10.
On August 11, 1930, the Riverside County Board of Supervisors officially named the highway from San Jacinto Mountains to the Desert as the Palms to Pines Highway
Coachella Valley Preserve, Thousand Palms CA
While going to Sky Valley, I stumbled upon the Coachella Valley Preserve protecting over 20,000 acres of desert landscape. The Preserve will take visitors back in time, beginning with the original log cabin from the previous owner, now the visitors center. The Preserve is open daily with 25 miles of hiking trails. The terrain can be rugged, wear closed toed shoes, no dogs, limited parking and donations are needed, however it is free.
Birds of the Coachella Valley and Surrounding Areas, California USA, March 2013
On my trip to the Coachella Valley area (Indio, Palm Springs, La Quinta, Cathedral City, Palm Desert, and other places) in California in March 2013, I saw many bird species. This is a video showing some of them.
