The paved bike path starts from Will Rogers State Beach to Santa Monica and Venice Beach, then to Marina Del Rey, Playa del Rey and to the Beach Cities of the South Bay: Manhattan, Hermosa, Redondo, down to Torrance Beach, where the path ends.

TRANSCRIPT OF SAND SECTION AREA TOUR
The Sand Section of Manhattan Beach is the coastal area of town.
The city was first developed because of its beautiful beaches, and now they remain its biggest draw.
It's no surprise that some of the most expensive homes in Manhattan Beach are those closest to the water. The Sand Section is popular for the beach, but also because it can put you so close to downtown.
The Sand Section runs the entire two mile length of Manhattan Beach along the coastline, with the northern border at El Segundo and 45th Street, going all the way down to 1st Street and the border with Hermosa Beach. The western border for the Sand section is the sand and the beach. The eastern border is usually around four or five blocks in.
The Sand section has a mix of single-family homes and townhomes. While the area is built for density, you usually see no more than two townhomes on one lot. There really aren't any condos.
A full sized lot in the Sand Section is typically 2,700 square feet: 30 wide by 90 deep. Sometimes these are subdivided into half lots, which would be 1,350 square feet.
Zoning in the Sand Section typically allows for three-story homes with very minimal setbacks. People often build out to the maximum and don't really leave much for a yard.
You can still see some of the original beach cottages built in Manhattan Beach in the 1920s and 1930s. Often they're less than a thousand square feet.
New construction maxing out on a 2700 square foot lot will go over 4,000 to 4,200 square feet on three levels.
There are several distinct pockets of the Sand Section.
Probably the biggest distinction people make first of all is homes that are west of Highland, versus east of Highland. West of Highland means you're closer to the beach and a lot of those homes have ocean views. Generally speaking homes south of the pier are more valuable than homes to the north.
For a lot of buyers looking in the Sand Section, proximity to downtown is something they treasure. Being able to walk to shops and restaurants, as well as the beach, is a true joy of living here.
Fortunately, you don't have to be right next to our main downtown to get a lot of that benefit. At the far north end of town, the El Porto district is the newest part of Manhattan Beach. It was developed at the same time as the rest of the town, but was its own entity until the 1980s when it formally joined Manhattan Beach.
The north end of town, from 33rd Street on, is almost like a second downtown, with its own respectable collection of restaurants, coffee shops and other amenities. And of course, it's still close to the beach.
Maybe the greatest blocks of the sand section are the walkstreets. There are no cars. There never have been.
Walkstreets west of Highland typically have a significant slope to them, which means each home along those walkstreets has some kind of an ocean view.
In the South End, just east of Highland, there are flat walkstreets, which are terrific for families and young children. They provide an amazing safe neighborhood where kids can play, ride bikes, and be outside with their neighbors with no worries about cars, and a great sense of community.
The most luxurious and expensive homes in Manhattan Beach are on the Strand. There's nothing between your home and the ocean. Homes along the Strand have sold for as much as 20 million dollars, and lots can cost 8, 9, 10 million or more.
Amazingly, one of the tradeoffs for living on the Strand is you kind of live in a fishbowl, because the walkway right in front is open to the public, to bikers and dog walkers, and it's popular all year round.
Children living in the Sand Section go to one of two elementary schools. They'll go to Grand View Elementary if they live north of the pier, or Robinson Elementary if they live south of the pier. Both schools recently won distinguished National Blue Ribbon Awards. All public school students in Manhattan Beach go to Man Beach middle school and Mira Costa High School.
The number one attraction of the Sand Section is, of course, the beach. Our wide stretches of soft white sand draw crowds year-round. Surfers are out year-round, with the best surfing being either right at the pier or at the north end of town in El Porto.

And of course, right at the center of town is the iconic Manhattan Beach Pier, with the roundhouse aquarium at the far end. The pier is a natural gathering spot for all of Manhattan Beach. It's the starting point for running races, for pumpkin races and the annual fireworks show, where the fireworks are literally shot from the pier while everyone gathers downtown to watch...

TRANSCRIPT OF EAST MANHATTAN BEACH AREA TOUR
East Manhattan Beach covers everything east of Sepulveda Boulevard.
About a third of the homes sold each year in the city are sold on the east side.
In the early years East Manhattan was the breadbasket of Manhattan Beach with farms growing crops to sell to residents west of Sepulveda, even raising animals, like chickens, goats and chinchillas.
Now East Manhattan is known as a suburban community with larger lots and therefore larger homes than you’ll typically find west of Sepulveda.
East Manhattan Beach runs east from Sepulveda Boulevard to Aviation Boulevard bordering up against North Redondo Beach. The northern border is more or less Marine Avenue, the entry to Manhattan Village. And the southern border is Artesia Boulevard.
Almost all of East Manhattan is zoned for single-family homes, except for areas right along or near to Manhattan Beach Boulevard and Artesia Boulevard, where there are more multi-family units.
Lots of people prefer East Manhattan lots, where a full-sized typical lot is 7500 square feet, 50 feet wide x 150 feet deep. This allows for a big house and a big yard, for a beach city. There are areas with smaller lots, just around 5000 square feet, and one district with huge lots of half an acre or more.
There are some distinct neighborhoods within East Manhattan. Liberty Village is a collection of postwar cottages laid down on a simple grid with sidewalks. The Mira Costa neighborhood mostly features the big 7500 square foot lots, and larger homes, with the city’s water tower looming over as a landmark at 8th and Rowell.
North of Manhattan Beach Boulevard, the Meadows neighborhood surrounds one of the elementary schools, with a mix of different lot sizes and home sizes. Manhattan Heights is part of this district as well.
And finally, Manhattan Village is the city’s only gated community. This area was developed all at once in the mid 1980s and features condos, townhomes, and some single family residences all behind guarded gates and surrounded by a golf course.
Children in East Manhattan Beach will generally go to Meadows Elementary if they live north of Manhattan Beach Boulevard, and Pennekamp Elementary if they live south of there. Manhattan Beach Middle School is at one edge of Polliwog Park near Liberty Village while Mira Costa High School is at the south end of town running along Artesia Boulevard.
For many families, the day-to-day convenience of being near school throughout their children’s development is a big plus.
A lot of the city’s parks and athletic fields are east of Sepulveda. The largest park, Polliwog Park has a duck pond and outdoor amphitheater, where we have summer concerts. Across the street are tennis courts, basketball courts, a baseball field, and the arts center. Four more large baseball and softball diamonds are together just off Marine Avenue, as well as an artificial turf soccer field and a new skate park.
You may hear people say, “There’s no life east to Sepulveda.” It’s an old put-down from the 1950s and 60s reflecting a preference for the beach areas over the suburbs.
The truth is there’s a lot going on east of the highway, with many of the cities schools and outdoor facilities concentrated here. And the homes are getting better all the time, as developers have come in with large new homes, mostly in beachy styles, and buyers increasingly say, “We’d like more space, this is the place for us!”
I’ve worked with buyers who have actually moved east from homes west of Sepulveda to get more for their money. (Home prices do tend to be somewhat lower east of Sepulveda, making the area even more attractive for some buyers.)

Hermosa Beach is a beachfront city in Los Angeles County, California, United States. Its population was 19,506 at the 2010 census.
The city is located in the South Bay region of the greater Los Angeles area and is one of the three Beach Cities. Hermosa Beach is bordered by the other two, Manhattan Beach to the north and Redondo Beach to the south and east.
The city's beach is popular for sunbathing, beach volleyball, surfing, paddleboarding and bars. The city itself extends only about 15 blocks from east to west and 40 blocks from north to south, with the Pacific Coast Highway running down the middle. Situated on the Pacific Ocean, Hermosa's average temperature is 70 °F (22 °C) in the summer and 55 °F (13 °C) in the winter. Westerly sea breezes lessen what can be high summertime temperatures in Los Angeles and elsewhere in the county and help keep the smog away 360 days of the year.
A paved path, called The Strand, runs along Hermosa's beach from Torrance Beach in the south approximately twenty miles north to Santa Monica. The Hermosa Beach pier is at the end of Pier Avenue, which is one of the beach community's main shopping, eating and partying areas.

Today we visit Manhattan beach for the first time. If you're ever in the area I highly recommend you visit. Manhattan Beach isn't as populated as Santa Monica or Venice beach, but in my opinion it's just as breath taking.
