Marche House to sell
MOLLEONE (Sant' Eustacchio) with exceptional and spectacular views, could make your dreams of live in Italy come true.
In one of the most beautiful spots in the Marche, this exceptional house, has taken its beginning 800 years ago. It all began with a small chapel (see below), with the sonorous name St. Eustacchio.
During the centuries charming stables, living-, and bedrooms have been built around the chapel. The chapel is still the center-, or if you wish, the heart of the house. In the past decades it has been used as the kitchen. It has a round window, a huge fire place and from here two set of stairs lead into different parts of the house. It seems that there is still a niche for a holy statue, some say a cross or even a Jesus staue in one of the walls. It is now covered and left to the new owner to open it and discover, what is hidden in the wall.
From the old chapel, there are two (now closed) doors, leading into the main huge and a second stable a few steps below. This door could and should be re-opened.
The stables still have old features and cotto-floors.
Separate from the main house there is a huge beautifully located barn. It can easily be converted into a spacious living space. The barn has enough height for two levels and offers a living space of up to 150 square meters.
Actually it would be ideal to start this smaller project, have a comfortable space to stay and take your time to rebuild and design the main building.
Another feature of the main house, is its square shape, which allows easy transitions and passages from room to room. Or else dividing the house into separate apartments.
St. Eustacchio / Molleone is suitable for many diverse purposes and it can be anything you dream of or imagine: a beautiful and spacious family house, or up to 6 or 7 independent apartments. It can be a B&B or an arts-, or cultural center, a training center or business use, a retreat, riding academy, artist project or you can buy it just as an investment....
Overall, the main house offers a living space of approximately 450 square meters. Inside the house there is an old water-depot which can be used as an indoor pool, a huge sauna, a party-room...
House and barn are located on a hill, with ancient oak trees, nut-trees, fruit-trees and a memorable view to Mt. Catria, Mt. Nerone, the historic town of Frontone. The hill / plot measures about 1, 3 ha. Suitable for cultivation of wine, fruit trees, pergolas and different seat levels, even a swimming pool and a tennis court, could be build.
Co-owned with the two neighboring houses, above and below, St. Eustacchio has its own, all year water source. Electricity is available, telephone lines are nearby. The historic university town of Urbino, with its famous Palazzo Ducale and Urbania with the smaller residence Ducale, Pergola, Fano, Aqualagna (capital of the truffle) are within easy reach.
Cagli, with its wonderful architecture, theatre, cinema, shops, public pool, and its wonderful and unique lazy river is only ten minutes. It will take you 30 - 45 min to the Adriatic sea.
In the near vicinity there are different restaurants, two of them amongst the best in the entire region, as they have not adjusted to tourists, but continue cooking like the nonna used to.
However one of them even has a simple and quaint golf practice range, where the balls, depending on the season, might land in the corn or sunflower field. And by the way Conero golf club is only an hour away from Molleone anyway.
As is Ancona airport. Bologna 2 hours. Rimini airport 1 hour. San Marino 1 hour.

You might be interested to read the entry in “La diocesi di Cagli” by Prof Gottardo Buroni (1943), about Sant’ Eustachio de Florentino:
The ancient and powerful Acquaviva family owned the castle of Fiorentino, known also as “Acquaviva di Giovanni”. The commune of Cagli captured it after a bitter war in 1217. But no trace of the castle now remains. The first church of Sant’Eustachio was sited below the castle before being rebuilt on a slope in front of the castle.
In 1299, the parish priest, Don Giacomo, paid a tithe of 9 libra to Pope Boniface VIII. The records name the following parish priests: Don Apodeo in 1389; Don Giovanni Gili in 1402; Don Antonio di Luca in 1456, and Don Antonio Vernaccino 1470.
Don Antonio Vernaccino was the last parish priest. On his death, in 1480, the parish was joined with the neighboring parish of San Giovanni in Offaga. This union was confirmed in 1565, when it was stipulated that a mass was to be celebrated in the church twice a month.
The church is mentioned in an ecclesiastical visit of 1631.
The church had a single altar and the right to hold burials. The parish contained only three families. The church was deconsecrated in 1885.

My personal opinion: Certainly many singers convicted on stage as good actors, and vocal deficits became passabel, but it´s not easy to bring up this tolerance, if you hear them on records. Sometimes I´m really surprised about the fame of some singers from the so-called Golden Age, but it seems it was another time and another fashion. Toti dal Monte in her 1939-recording of Butterfly is equally grotesque to Francesco d´Andrade´s 1906-recording of Don Giovanni´s Fin ch´han dal vino. Just hear, and you know why.
A great baritone of the first decades stood in the shadow of Ruffo: Mario Ancona. Today he is only known among connoisseurs. In my opinion, he was one of the three or four leading baritones in the Caruso-era. His sound-emission was beautiful, strenght and old belcanto style. He was high acclaimed by Leoncavallo after a Pagliacci-performance 1893 in London, where he sang Tonio (beside Melba and Fernando de Lucia). Critics admired him as well as the audience. In New York, he never received a negative review. He was declared as Baritone con eleganza, and his 1907 recording of A tanto amor proves it.
Elegance - how I miss it in the operatic world of today, and I mean vocal elegance, not expensive gowns and diamonds around the neck. Mario Ancona was a singer in the true sense of the word. Many others changed the operatic-stage into a bullfight-arena.

Farm house, rustico to sell on Monte Paganuccio, Marche, Italy

General information
The first time I saw this charming rustico many years ago, I fell in love with Ca'Barcone, and when I finally was able to buy it, my love for it and the nature surrounding it, just grew. As a writer and filmmaker it is a dream, to be able to live and work here, as we are located in a Parco Naturale and at the same time the next village is only 7 min. away by car.
The access to the house is via a 400 meter long private dust road with a barrier. The road ends at the house, so there is no traffic at all.
Restoration
The concept for the restoration was, to create a simple, but very special place with a lot of charisma, that breathes and respects the spirit of the past and the nature surrounding it.
The old style original round brick pizza oven has been fully restored. The cotto floor tiles are brushed by hand and put back in place. Missing stones in the old walls have been replaced, partially with stones from an ancient quarries just behind the house, where you can still find treasures and rare stones. The roof has not been sandblasted in order to leave the old character of the house as it used to be, when the farmers still used to live in it, but it is thermally insulated. And there has not been used any cement for the roof, which you can feel, as soon as you enter the house, because the climate is natural. Outside the stonewalls are exposed and also inside some stone walls were not plastered. The old, huge fireplace is restored and is working with wood from the own forrest and/or gas.
The access to the ground level is as it used to be in old days. Instead of a fitted kitchen. you have a flexible, individual solution. The bathroom looks like a room, where you like to put a chair, as it is large and cosy, with two windows and great views.
More opportunities for changes
Open architecture. Sky windows. Two rooms, wooden floor, under the roof have been converted to one big room, connected with a bridge. Converting them back into two rooms is simple and is a matter of a day.
The ground floor could be converted into an individual apartment. It has three rooms, a very large outside living room/ dining area, a cosy terrace with 2 sides open, which could be closed and converted into jet another room. And there is a small chicken stable, untouched and in it’s original shape and form.
Outside there are open terraces and the entire outside area is ideal for setting up umbrellas, roofs, tables, chairs, couches, beds, carpets, fireplaces, candles and make it cosy in warm summer evenings and nights.

You will love the nature, the views, the surrounding, the very unique house. Eagles circle the skies. This year a falcon has built her nest in the old stone wall of the house. One year a goat gave birth to its kitten next to the entrance of the house, and sometimes she would go on the roof and look into the bathroom window. In summer horses gras on the opposite hill. In the early mornings dears find their food on your land. Pure nature is what you get here.
Reachability
Distance to the sea 35 minutes by car (Fano). Urbino 30 minutes. Supermarket 10 min, bar, restaurant 7 min.
Great for bicycling, walking, hiking, climbing, swimming in the river near Cagli and the Adriatic sea.
Airports: Ancona, Rimini (65 min/ car), Bologna (2h), Forli (1 h).
Although Ca’Barcone is wonderfully placed in quiet nature, the highway SS73 is just 12 minutes away and after another 15 minutes you reach the A14 Milano-Ancona motorway.
