Presented by Summit Sotheby's International Realty
For more information go to
This home and property is so unique and amazing that it was featured in Architectural Digest! Situated on 113 acres in the beautiful Uinta Mountains, it is close to Park City and Deer Valley. The Sunset Ranch's architecture is an affectionate tribute to the properties Western heritage. The design's modern lines naturally mesh with century-old reclaimed barn wood, hand-hewn timbers, interior walls of local stone and rusted metal roofs to create a beautiful ranch property that is authentically Western. Large windows frame the panoramic views of the mountains and valley. There are three bedroom suites, including an expansive master wing, plus a separate guest apartment and comfortably appointed loft above the barn, offering both family and guests privacy for gatherings. Nine fireplaces, three kitchens, an outdoor infinity pool and cabana, a separate elevated hot tub, sauna / steam, screening room, winding trails with a stream, a horse corral, pasture, and acres of beautiful grass with trees and flowers help make this a property that is rarely available on the market. There is nowhere in the Rocky Mountains where you will find a home and property such as this within close proximity to an international airport! Certainly there is not another opportunity to own a home like this in the Rockies at this price.

No Permit Required! How to Buy Land for Your Off Grid Log Cabin or Tiny Home in Canada
Find out how to find and finance a property with no permit requirements and very low taxes in Ontario, Canada.
I found my solution in the form of an unorganized township in Ontario, Canada. Here, I am unencumbered by government oversight. With no building permit requirement and very low annual property taxes, I am free to build what I want, where I want and when I want. Without oversight, I am free to build another log cabin. This one is 10 feet by 20 feet - 200 square feet plus a 70 square foot covered porch and a back deck overlooking the stream, which will eventually be screened in.
How to find a property in an unorganized township
1. Search Realtor.ca in the area that you are interested in.
2. Contact real estate agents in desired locations and asked for a list of unorganized townships in the area.
3. Ask realtor for a list of properties for sale in an unorganized townships. Include already developed properties - sometimes the building is not suitable for habitation but beneficial infrastructure is in place, such as driveway, well and septic.
4. Visit (Crown Land Use Policy Atlas) to see what public lands are located near your property. Ideally, a large park of public land should be within walking distance.
5. Spend time on Google Earth to get an idea of what surrounds the property - lakes and rivers, landfill sites, other developments, mines, quarries, etc.

San Francisco Bay Area
The San Francisco Bay Area, commonly known as the Bay Area, is a populated region that surrounds the San Francisco and San Pablo estuaries in Northern California, United States. The region encompasses the major cities and metropolitan areas of San Francisco, Oakland, and San Jose, along with smaller urban and rural areas. The Bay Area's nine counties are Alameda, Contra Costa, Marin, Napa, San Francisco, San Mateo, Santa Clara, Solano, and Sonoma. Home to approximately 7.44 million people, the nine-county Bay Area contains many cities, towns, airports, and associated regional, state, and national parks, connected by a network of roads, highways, railroads, bridges, tunnels and commuter rail. The combined urban area of the region is the second-largest in California (after the Greater Los Angeles area), the fifth-largest in the United States, and the 56th-largest urban area in the world.
The United States Office of Management and Budget (OMB) does not use the nine-county definition of the San Francisco Bay Area. The OMB has designated a more extensive 12-county Combined Statistical Area (CSA) titled the San Jose-San Francisco-Oakland, CA Combined Statistical Area which also includes the three counties of San Joaquin, Santa Cruz, and San Benito that do not border San Francisco Bay, but are economically tied to the nine counties that do.

1950 Rolls Royce, Silver Wraith, James Young, Sport Saloon, For Sale
We are pleased to offer a fabulous James Young bodied touring saloon with many original features. This Silver Wraith was ordered as the Earls Court Show car and is a beautiful example of custom coachbuilding. It has been sitting for nearly all of the past 44 years and has been recommissioned by us. WHD94 drives beautifully and has a fabulous patina.
The car has had a recent cosmetic restoration and had been stored since at least 1970. Most apparent are the new set of Dunlap Forte tires that were installed in about 1967. They still ride beautifully, have full tread left but are well aged cracked! She runs, shifts and drives well, excellent oil pressure, and the engine runs cool and and is very quiet! The photos you see are before a full detail, including removal of wax build-up, buffing the paint and polishing the gorgeous chrome and stainless.
History of WHD 94
Chassis number WHD 94 was ordered by Jack Barclay, Ltd as its Earls Court Show car. Sir James Farmer of Norton & Co. Ltd. acquired the car on December 22, 1950. Sir James Farmer retained ownership of the Rolls Royce until it was sold to Lady F. Stamp at 7 Hyde Park Street in London on January 9, 1953. The motorcar was then sold to F. L. Goddard who enjoyed it for the next twelve years. We have photos of the Rolls in England that date back to the 1960′s.
WHD 94 was then acquired by Mr. John T. Gregory of Houston, Texas on September 7, 1967. Mr. Gregory had a large collection of motorcars in the Houston area and imported the car into the US upon acquisition.
The Rolls received its last MOT certificate on December 28, 1966. Remaining on the windscreen is a Texas DMV registration inspection from 1970. All documentation shows that this Rolls has had few miles added since 1967.
On December 8th 2001, a long time collector of motorcars, Mr. Harold Roy from Ladoga, Indiana, purchased the car from Mr. Gregory. The Rolls had essentially been untouched from when it was imported into the US in 1967.
Over the next decade Mr. Roy proceeded with a bare metal respray it in its original Dark Green lacquer. The Rolls looks stunning in that deep rich color. Appearing almost black except in light, it is a very elegant and rare original color. The bodywork and paint are not to high standards but appear quite nice. The door jambs and wheel disks are original and were not repainted. We have many photos of the Rolls Royce as it was being cosmetically restored.
Mr. Roy also commenced a complete replacement of the original light cream leather interior and Wilton wool carpeting. Mr. Roy used all the correct materials and the interior looks very nice. The wood is in very presentable condition and has gorgeous wood grain as would be expected from James Young.
From what we were told, the car remained as part of two large collections for the subsequent forty three years. This motorcar has a well documented history and is a rare and desirable body style.
We have completed detailing the engine compartment, completing a major service, tune-up, cleaning and lining the fuel tank and preparing it for display. We participated on September 11, 2011 in the Corona Del Mar Motor Classic where is was a crowd pleaser due to its wonderful patina.
This is a great opportunity to acquire an affordable restored example of Post-War custom coachwork at its finest.
