This spacious, converted, traditional Charentaise farmhouse and mill stands, facing South, in an established walled garden of 1511m2 (over a third of an acre) with an adjoining field of 2367 m2, giving a total land area of just under an acre.
The property has been fully modernised and is double glazed throughout but retains all of its charm with original beams and exposed stonework, with the restored millstone and presses still in place. Replacement of the roof allowed for full insulation of the property making for a light and airy house with a modern feel. All the works have been carried out by qualified local artisans.
There are 4 large bedrooms, two of them with en suite bathrooms, and two of them on the first floor of the original dwelling with a family bathroom. A special feature is the huilerie (or oil press) where all the original equipment is still intact and in place. The entrance hall has exposed stonework and an Oeuil de Boeuf (Bull's Eye) which is a traditional, small window.
The salon and huilerie have individual, gravity fed oil-fired heating, the remainder of the property being wired for electric heating, supplemented by a wood-burning stove in the dining room.
The converted barn has a vast space (10m x 7m), suitable for parties and a study, an en suite bedroom and a separate cloakroom with WC and wash basin as well as the original cowshed manger. Off a passageway is a breakfast room with kitchenette.
Oil-fired central heating has been installed with radiators in the breakfast room, the en suite bedroom and mezzanine upstairs with underfloor heating in the barn.
The house is set in an established garden and is approached via its own 65 metre drive. It has a paved terrace, a garage with remote control door and various outbuildings.
It is situated in a rural hamlet in the sunflower belt of the Charente-Maritime department, and is an easy drive to shops, restaurants, schools and medical facilities. The nearest town of any size is St Jean d'Angely and the airports at both La Rochelle and Poitiers are within easy reach.
