Set in the countryside but only 7 km from Granville and the sea. This charming traditional house is a rare find indeed. With a separate gite, artist's studio, stone barn and other outbuildings on 24 acres of level grassland it is ideally placed either for B&B/Gite, being close to the major tourist sites, Breeding and training horses (with staff accommodation) or purely as a wonderful family home with accommodation for family and friends. The land surrounds the house, with a small stream on one border. The ruins of two old houses offer ample building materials should you wish to extend the existing accommodation. The 500metre grass track, properly cambered on the bends, was installed by the previous owner for training trotters. There are 5 racetracks less than an hour from the property, and many local trainers work their horses on the beach. Carriage driving trials are also popular and there is a trials driving course at the Abbey de la Lucerne, a few miles away. The property is aproached via a 380 metre private drive, giving total privacy to the owners yet easy acces to the small village of St Jean Des Champs (a 2 min drive) with baker, butcher, chemist, post office etc, and Granville, a favourite seaside town which has not only all the major shops and services but also casino and ferry service to the Channel Islands.

Wonderful mill with working mill wheel
This charming 7 bedroom watermill is perfectly laid out for a B&B but would equally make a very generous family home.
House
Crossing a small bridge over the mill stream, a flight of steps lead up to the main entrance.
Ground floor
The front door opens directly to a very large living room (about 65 sq m) with tiled floor, exposed beam ceiling, a limestone Charentaise fireplace and three pairs of French doors opening to the rear patio, the pool and the garden beyond.
To the left an archway leads through to the kitchen (26 sq m) with tiled floor, a range of fitted units (including an island unit) and a pair of glazed doors to the terrace and pool area. This room has space enough for a breakfast area.
To the rear of the kitchen a door opens to a corridor that provides access to a bedroom (23 sq m - currently used as the owners' bedroom) with ensuite shower room and a separate WC.
To the right of the living room a pair of glazed doors open to what is currently the guest wing. The doors open to a hallway, to the left of which is a room (19 sq m - currently used as an office) with tiled floor, limestone Charentaise fireplace and a glazed door to the rear garden. To the right of the hall a door opens to the former mill room (65 sq m) with wooden floor, exposed stone walls and exposed beam ceiling. The water wheel is visible through a glass trapdoor and the mill workings are all in place, making this room a wonderful guest living room. To one end of the room is a useful guest kitchen area.
First floor
A staircase rises from the hallway in the guest wing to the first floor landing, off which are five bedrooms (20 sq m, 15 sq m, 15 sq m, 15 sq m and 11 sq m). The four larger bedrooms all have ensuite facilities and the smaller bedroom has its own shower room off the landing.
Lower ground floor
A flight of stairs descend from the mill room to an entrance hall (private guest entrance) from where a door opens to the wheel room. Here the mill wheel and its workings are all visible. This room (about 50 sq m) also provides useful storage and workshop space.
A door below the stairs in the guest wing hallway descends to two cellars which house the central heating boiler and the oil tank.
A flight of stairs descends from the corridor next to the owners' bedroom to series of rooms including a bedroom (10 sq m), a bathroom, a pantry, a laundry room and a small wine store. There is also access to the large garage (75 sq m).
Externally
The house sits on a plot of about 6000 sq m. To the front of the property is a parking area, an area of lawn and terrace which is divided by the mill race - making a very attractive approach to the house. To the rear of the house is the terrace, next to which is the pool area, the mill stream and a pretty bakehouse (about 26 sq m) with working bread oven - this is a delightful space for entertaining.
Beyond lies the rest of the garden - mainly laid to lawn.
An additional (and adjoining) plot of land may also be available.
Power generation
The mill stream has a drop of about 3 metres and the wheel bypass would be an ideal place to install a modern top-fed wheel (enabling the original wheel to remain in place) in order to generate electricity.
Heat pump
Water heat-pumps installed in running water are an extremely efficient means of heat generation, even more so than buried-pipe geothermal heat-pumps - with your own stream such an installation could be possible.
