Restoring a medieval tower house near Sparta as life project
In 1984 when Kostas Zouvelos and his fiancé saw a for sale sign on a crumbling early 19th-century fortified tower on Greece’s Mani Peninsula, they decided to buy it and choose later what to do with it.
Fortified towers are ubiquitous across Mani (Peloponnese) where a history of small - often just several family- settlements, or “xemonia” were built at key locations for self defense. The Maniots were never under Ottoman occupation like the rest of the country and they helped Greece gain independence in 1832. After the war homes and towers were abandoned in large numbers as the inhabitants of the peninsula emigrated to Athens.
Zouvelos and his wife Kassiani Theodorakakou spent eight years converting their collapsing tower into a three-room guest house. So intent on assuring that the building matched the environment, they changed the mortar color three times. To create the mortar, they used a traditional technique called kourasani, using lime, local soil, river sand, ceramic powder, and a small amount of cement.
Working with the building’s original footprint of 25 square meters per floor, the couple squeezed a kitchen/lobby on one and three bedrooms on the others, using space-saving features like an in-room shower, a carved-in-the-rock bed and a portable kitchen. They also created extra living spaces outdoors with a sun terrace, an infinity pool and a large patio with replanted 100-year-old olive trees.

Palamidi Castle - Part 2, Nafplio, Peloponnese, Greece, 5/27/2011
I'm continuing my trek to reach the Palamidi Castle up the stone stairs. Now I'm about half way there (I misspoke in the video about how much further up to the castle). The little island in the Argolic Gulf (now I know its name!) is called Bourtzi (Μπούρτζ), which is also a small fortress. Bourtzi is about 200 meters off the coast of Nafplio. It was first built in 1473 by the Venetians as a foothold against the pirates. Later, it was used as the residence of the executioners of condemned prisoners. In the 1960s and 70s, it was turned into a hotel.

Dourakis Tower in Kastania, Mani, Peloponnese
After viewing the wonderfully rich collection of churches in this little village, I headed back to the main square to admire this excellent example of a Maniot tower: erstwhile places of both residence and defence which were unique in this bloody feud-filled region.

-Mani House is located near Gythio town on the Mani Peninsula, Laconia - an area of the Peloponnese rich in history.
Its residents, the Maniots, were forceful men and Mani has maintained its independence throughout the years.
The traditional buildings of Mani were built of stone following a fortress-like design; many vendettas amongst the Mani families meant that people built homes to protect themselves. Elements of this traditional style are reflected in the design of Mani House.
The stone walls are combined with a modern interior focused on comfort. The traditional albeit unique property features all modern conveniences including, among others, a sound system for different areas of the house, satellite TV, BBQ, and wood oven as well as an infinity pool with breathtaking views.
The main entrance to the property is from the pool terrace. The infinity pool is large with dimensions: Length 12.80m x 5.45m width, x 2.70 high x 1.35m in the shallow and 3.00m in the deep water.
The wooden door leads to a bright and spacious central living area. Each part of this central living space fits beautifully into a perfectly designed interior.
The colours are simple, creams and stone, with a flagged floor that runs throughout. The shutters are painted in pale pistachio and bright magenta has been introduced throughout the soft furniture and dining chairs which give a contrast of brilliance to the colour scheme. Large French style doors lead from every area to the pool terrace which offers a perfect place to relax for every part of the day.
Enjoy your stay at Mani House using the sun loungers that surround the pool, the shaded areas to dine or sit under the shade of the huge oak tree whilst playing a game of chess or backgammon.
The kitchen is located at the rear of the large central living space and is fully equipped with all modern conveniences. It offers direct access to a patio at the back of the house which takes on a traditional, cafe-style appearance featuring pretty, metal chairs and tables and a BBQ and bread oven to conjure up the flavours of Greece.
On the same level but in a separate wing are three bedrooms. One has a double bed with an en-suite bathroom including a bathtub and a large dressing area. Next, there are two twin bedrooms, each one featuring an en-suite bathroom with a shower. All bedrooms have direct access to the pool terrace.
The next floor features an office with en-suite bathroom and shower and a comfortable double bed. This room benefits from a balcony overseeing the pool terrace and sea view.
Finally, on the basement level, the guests can benefit from indoor parking for 2-3 cars.
On the same level, and for our guests’ comfort, the Mani house caretaker is based. He looks after the property and stays in a self-contained, totally independent apartment, on the basement level. He is very discreet and tends to the engine room located at the same level, as well as the pool, usually twice a week, very early in the morning or very late at night, leaving guests to enjoy their privacy unless he is needed.
The Mani House is located on a large piece of land which has been planted with colourful indigenous plants, shrubs, and trees. The stone paths, steps, and walkways meander through the property can lead to our old oak tree for the most wonderful shade in the heat of the day.
The property is very well located in terms of accessing the beach and taverns, shops and cafes which are all a short drive away.
The Mani House is an exceptional base for promising sunny holidays close to the sea and nature. We look forward to welcoming you soon.
Mystras, the city castle of Morias, Peloponnese
Mystras, a city-castle near Sparta, Peloponnese was built by the French in 1249 and later was given to the Byzantines. For two centuries Mystras flourished as a cultural and spiritual centre. In 1460 Mystras finally fell to the Turks and since then its decline started. Among today's ruins the castle's citadel and many orthodox churches still remind visitors of a great past.
Exotic Greece: MΑΝΙ Areopoli, Oitylo, Limeni | Best of sights & beaches, Peloponnese beauties
MANI: LAND OF TOWER HOUSES AND CASTLES, WILD AND UNTAMED. A land of tower houses, castles, ancient sites, Byzantine chapels, beautiful beaches and spectacular caves in the Peloponnese.
Dry, bare and rugged. The land of the prickly pear bristles with forbidding tower houses, stone villages, Byzantine chapels, delightful coves and astonishing caves. Mani. The people here are frugal and close-knit, still adhering to centuries-old bloodlines and family ties. Barricaded behind the crags of Mt Taygetos and ready for battle, the Maniots developed a powerful sense of autonomy, answerable to no one.
What you, the visitor, see today is only what they consider permissible. But you’ll be overwhelmed with images of authentic Greece, because here in this corner of the Peloponnese, at the second-most southerly tip of continental Europe, everything is dramatic and bewitching.
What to do in Mani
The beautifully built Maniot towers, war machines
They are the emblems of Mani. Vigilant lookouts. You won’t find such a spectacular sight in all of Greece. Stone strongholds that thrust from the rocky land as if to strike the sky itself. Their height was directly related to their defensive powers, but also to the rank and social position of the family to which they belonged. Their construction was dictated by military strategy; no windows, minimal openings, battlements and multiple storeys, to give their defenders the advantage. Their spare, elegant masonry was the product of generations of local craftsmen who drew their inspiration from Byzantine fortification architecture.
Byzantine churches: perfect gems in a raw terrain
You will find this part of Greece’s history – Byzantium – throughout Mani. You’ll see Byzantine churches everywhere. Usually small and humble, they are nevertheless architectural masterpieces and monuments to unshakable faith. Their exteriors are of brick and russet stone. Many possess beautiful domes, carved marble iconostases and other relief decorations. Most of them are well worth a closer look.
Vathia and its trademark towers
The cluster of towers that forms this fortified village is among the most famous in the Mani and a hauntingly beautiful sight.
A trip to the underground lakes in the Dirou caves
The colours and shapes here are beyond description. Spelunkers consider the Dirou caves among the most important on the planet. The easiest one to visit, at Vlyhada, is 2.5km long, while the cave at Alepotrypa (‘fox hole’) was inhabited in Neolithic times.
Photogenic Limeni
South of Areopolis, you’ll come to the indescribably lovely, much photographed little fishing port of Limeni. It boasts a handful of superb tower houses, some exceptional boutique hotels and great fish tavernas.
Areopoli (before 1912 also: Tsimova) is a town on the Mani Peninsula, Laconia, Greece. The word Areopoli means city of Ares, the ancient Greek god of war. The Greek War of Independence was started at Areopoli on the 17th of March 1821 by Petros Pierrakos, also known as Petros Mavromichalis, the last bey of Mani. Now Areopoli has grown into a flourishing town. Its tower houses, constructed with field stones, are distinct from the traditional blue and white buildings that characterize many Greek villages.
Areopoli is situated near the west coast of the Mani Peninsula, 1.5 km from its port Limeni. It is 20 km southwest of Gytheio. There is lively open air market in the main square each Saturday, with a lot of local producers present.
Oitylo (pronounced Ítilo), is a village in Laconia, Peloponnese, Greece. It is one of the oldest towns in the Mani Peninsula. It was mentioned in the Iliad by Homer as Oetylοs (Οίτυλος), as part of Menelaus' kingdom. In the Middle Ages, Oitylo grew to become the most important town in Messenian Mani. The only town in Mani that rivaled Oitylos in numbers of pirates was Skoutari. Now Areopoli has taken Oitylo's place as most important town in Laconian Mani.
