What are Wine Laws
For more information, visit: Wine laws are federal, state, and local laws that pertain to the making, distribution, and sale of wine. Many regions of the world implement wine laws to prevent fraud, in which winemakers or distributors engage in price gouging or other unfair practices. Wine laws will vary significantly by region, and such laws may include regulations as to which specific grapes can be used to make wines, how much water and land can be used for vineyards, what type of vehicles and machinery may be used on or near the vineyard property, and so on. The laws will vary according to what type of wine is being produced as well.

Law Officers Fight Wine in Groceries - John Dunn
January 9, 2013
It is one of the bills generating the most buzz on Capitol Hill.
Many Tennesseans support the idea of having wine in grocery stores, but now a new group is fighting against it.
Many lawmakers feel this is the year that Tennessee moves closer to allowing wine in groceries. A group of police chiefs and sheriff's are making a public stance. They don't want the bill to pass.
Loosening up Tennessee's laws to alcohol is a bad idea, says Knoxville Police Chief David Rausch.
About 100 of the state's law enforcement officers have signed a petition opposing wine in food stores.
If this proposed legislation passes, than you're just creating a monster, says Madison Co. Sheriff David Willfork.
The officers say wine in grocery and convenience stores will lead to more DUI's, underage drinking, and domestic violence. For economic gain to trade off public safety is not something that we support, says Belle Meade Police Chief Tim Eads.
Another argument the chiefs make is that wine has a higher alcohol content than beer, and it shouldn't be in grocery stores.
I don't see it as as big of an issue as what they're trying to make it, says Sen. Bill Ketron, (R) Murfreesboro.
Senator Bill Ketron has proposed wine in groceries for years. He feels it finally has momentum. The new bill would allow referendums. Voters in each city or county would decide if they want to approve the change.
When was the last time you saw someone with a DUI driving with a glass of chardonnay and some cheese on the front seat, says Sen. Ketron.
Grocery stores are also fighting for the change with a campaign called Red White and Food.
Absolutely zero correlation between wine being on a food store shelf, and any information that available that shows that there's alcohol related crimes, says Tennessee Grocers Convenience Store Association President Jarron Springer.
The fight over wine is just beginning and law officers are the latest to join.
It's not going to help public safety, it's not going to help our society, it's not going to help Tennessee, says Chief David Rausch.
Recent polls by Vanderbilt and MTSU have shown that more than 60% of Tennesseans support wine in groceries. Liquor store owners are fighting hard against the change, saying it will kill jobs, and close businesses.

Ep 26 Napa Valley Wine Tasting - Darioush Winery - Vine Cliff Vineyards - White Collar Vagabond
Jennifer & I celebrated our 1 year anniversary with a trip to the San Francisco Bay area and enjoyed our special day with a trip to Napa Valley with wonderful friends and a wine tasting at the Darioush winery and a fabulous picnic at the Vine Cliff Vineyards.
The Darioush Winery story is wonderful and Frank shared it with us:
The Darioush Story
The opening of the new winery and visitor center is, without a doubt, one of the most exciting moments in my life. Ever since I was a young man, when I began my passion for great wine, I dreamt of this day.
Darioush Khaledi grew up in Shiraz, one of Iran's prominent wine-growing regions. His father was a hobbyist winemaker and as a young boy, Khaledi used to sneak sips from the barrel; as a young adult he became a devoted collector of fine wines.
Trained as a civil engineer and with a career in construction, Darioush left Iran in the late 1970's and emigrated to Southern California where he was faced with the challenge of rebuilding his life. Darioush and his brother-in-law pooled their resources and purchased a failing grocery store in the city of Los Angeles. Now thirty years later, together they operate one of the most successful independently owned grocery businesses in the United States, which alone employs over 1500 people.
As the success of his grocery business grew, his passion for fine wine transformed from collector to producer. No longer was Darioush interested solely in collecting the world's finest wines he was driven to create hand-crafted wines with the highest quality standards.
Darioush is the culmination of the worldwide search for the ultimate vineyard estate. The Darioush Estate's ninety-five acres are planted to Cabernet Sauvignon, Shiraz, Merlot, Malbec, Petit Verdot, Chardonnay and Viognier.
Nestled in a quiet canyon above the Silverado Trail in the world famous Napa Valley stand the breathtaking vineyards of Vine Cliff Winery. Known for rich, full-bodied Cabernet Sauvignons from the treasured Oakville Appellation and bold Chardonnays from the acclaimed Carneros District, Vine Cliff Winery prides itself on small lots of intensely flavored, hand-made wines.

How did THE CROSSINGS get it's name?
The original development was to all be done by Larwin. Larwin was releasing phases of homes to the market in developable increments. Larwin started to build and then the housing market slowed significantly. The phase they were working on selling was called The Crossings, and a huge sign to that effect was erected up by the entry across from the Clubhouse at the temporary entry.
Presumably the name came from the concept that the development was at the crossings of Concord and Clayton. That sign stayed there for years until the developer did final turn over and closed the entry off.
In the interim, Larwin sold off sections of the development to Bren, W. W. Dean, Baldacci, and Assocs. to develop; but the signage seemed to connect to everything in the 3 Associations (Walnut Country East, Walnut Country West, and Cowell).
Even though The Crossings is not officially recorded anywhere, the fact that realtors picked it up as a locator made It more well known that any of the other names.

San Luis Obispo Real Estate Agent: Should you consider a guest unit on your property?
Today I’m joined by prominent San Luis Obispo architect Greg Wynn to discuss new regulations regarding accessory dwelling units (ADUs) in San Luis Obispo County. In the past, our secondary dwelling unit ordinance allowed individual legal conforming lots to have a 450-square foot unit to be added to the back of the parcel. For many people, this ordinance was cost-prohibitive and size-prohibitive. The new ordinance both increased the size and decreased the cost of an ADU. To learn more about the new ADU ordinance and how it could possibly add value to your house, watch our latest video.

Notable changes have been made regarding ADUs in San Luis Obispo County. What is the new state law and what does it mean for you? I’ve brought in Greg Wynn, an expert on this subject, to help explain.
As Greg says, in San Luis Obispo City, we previously had a secondary dwelling unit ordinance that allowed individual legal conforming lots to have a 450-square foot unit to be added to the back of the parcel. For many people, this ordinance was cost-prohibitive and size-prohibitive. On January 1st of this year, the state created a new ordinance that increased the size, decreased the cost, lowered the parking requirement, and changed the configuration requirement for ADUs.
Greg predicts people will look at this as a way to add value to their house. In San Luis Obispo City, ADUs will be required to be owner-occupied, but not in the county. It’s a great opportunity for people to live in either unit—they can live in the back unit and rent the front house or rent out the back unit to a student to help pay for some of their primary mortgage.
Owners can build new units of up to 800 square feet, and you can build up to 1,200 square feet on a large parcel if the primary house is large enough. The over-the-counter permit approval process has also been modified into a simpler checklist.
The ADU configuration component used to be a studio configuration in which the bed, kitchen, and everything else had to be within one living space. Under the new configuration rules, you can have a bedroom, a kitchen, and a dining area that can be separated further out.
As previously stated, the county might not have the same owner-occupancy rules as the city, meaning if someone moved away, they can still rent out that property. If you recently inherited a property from your parents in the city, the owner occupancy rule can be waived for a period of time so you don’t have to sell the property right away while living somewhere far away.
If you have any questions about these new rules and regulations surrounding ADUs, please don’t hesitate to give us a call. We’d be happy to help you.
