The Coronado Historic District in Phoenix, Arizona - Historic Phoenix
So many downtowners have chosen the Coronado Historic District as our home (myself included) and those of us who have, are admittedly prejudiced about what a fabulous place it is. Home to 1920s Bungalows and 1940s Ranches, one of the larger city parks (Coronado Park at 12th Street & Palm Lane), and one of the most competitive and highly recognized high school programs in the metro area (the International Baccalaureate program at North High School), the Coronado neighborhood is a diverse place.

The official District covers a bit more than a half square mile, but the homes on the edges (between 7th Street and 16th Street, McDowell to Thomas) are no less sweet and desirable. The additional area expands greater Coronado to about one square mile.
Generally speaking, Coronado is known for smaller homes, usually (but certainly not always) with two bedrooms and one bath. Sometimes as small as 700 square feet, the average bungalow still has a small footprint averaging about 1000 square feet. Sustainable living at its best!
More recently, however, remodeling of many of these smaller homes have included substantial additions that feature LUX master suites and open gourmet kitchens to spacious great rooms. So, if you're a fan of this style - don't write the Coronado Historic District off. These remodels are coming in with some serious style, too! Some of the more popular designers in the area, like Joel Contreras, have labeled the Coronado Historic District a favorite neighborhood for his projects, and as a result there are some gorgeous blends of historic and modern to be seen.
The wide porches, possibly the first thing you’ll notice, add shady outdoor space for family, friends and neighbors to gather and may be one reason why everyone in Coronado seems to know each other. Ample backyards provide private space and lend to the diversity of the place too—possibly home to a permaculture garden, or perhaps a guest house, a flock of chickens, or a state-of-the-art addition that quietly hides behind a traditional Territorial in front. There is often more to Coronado than meets the eye.
And then there are the things that some very active neighbors manage to accomplish—like the Virginia street calming project (between 7th and 12th streets), the blooming traffic circle (12th & Oak), the metal logo “banners” that welcome you to the neighborhood on most streets, the Coronado Community Garden (1211 E Virginia)… we could go on and on! The most recent accomplishment was a face lift for the tiny Virginia pocket park (Virginia &15th Street).
Maureen claims (without any actual statistics to validate her claim) that Coronado has the highest per capita population of architects and artists in Phoenix. The 8-block evening stroll with her dog Abby passes the homes of at least 8 architects plus the studios of nationally-renowned painter Ed Mell and woodworker Kevin Irvin.
Yes, the homes in Coronado are charming and the neighbors are a friendly and creative bunch, but you'll also love the restaurant choices often within walking distance from your front porch. From The Main Ingredient on 7th Street to Tuck Shop and Duza's Kitchen at 12th & Oak (must try Tuck's house-made Gin & Tonic). And then there’s the amazing salsa array at La Santisima Gourmet Taco Shop on 16th Street and—need we even mention?–the 5-star Barrio Café just south of Thomas on 16th too. There are so many choices, and the food is SO GOOD!

West Hollywood, commonly referred to as WeHo, is a city in Los Angeles County, California, United States. Incorporated in 1984, it is home to the Sunset Strip. West Hollywood is bounded by the city of Beverly Hills on the west, and on the other sides by neighborhoods of the city of Los Angeles: Hollywood Hills in the north, Hollywood in the east, the Fairfax District on the southeast, and Beverly Grove on the southwest. The city's irregular boundary is featured in its logo; it was largely formed from the unincorporated Los Angeles County area that had not become part of the surrounding cities.
West Hollywood benefits from a very dense, compact urban form with small lots, mixed land use, and a walkable street grid. According to Walkscore, a website that ranks cities based on walkability, West Hollywood is the most walkable city in California with a Walkscore of 89. Commercial corridors include the nightlife and dining focused on the Sunset Strip, along Santa Monica Boulevard, and the Avenues of Art and Design along Robertson, Melrose, and Beverly Boulevard. Residential neighborhoods in West Hollywood include the Norma Triangle, West Hollywood North, West Hollywood West, West Hollywood East, and West Hollywood Heights, all of which are only a few blocks long or wide. Mesa is a city just east of Phoenix, in Arizona. Mesa Grande Cultural Park is home to a giant, centuries-old ceremonial mound, and artifacts of the ancient Hohokam people. The Arizona Museum of Natural History exhibits dinosaur skeletons and archaeological finds. The nearby i.d.e.a. Museum offers hands-on artistic and scientific exhibits for kids. Mesa Arts Center presents theater, musicals and contemporary art.
Mesa is the third-largest city in Arizona, after Phoenix and Tucson, and the 36th-largest city in the US. The city is home to 439,041 people as of 2010 according to the Census Bureau. Mesa is home to numerous higher education facilities including the Polytechnic campus of Arizona State University.
Mesa employs a grid system for street numbering that is different from that used in Phoenix and other portions of the metropolitan area. Center Street, running north to south, bisects Mesa into eastern and western halves and serves as the east and west numbering point of origin within Mesa. Streets west of Center St., such as W. University Drive or W. Main St. are considered to be in West Mesa, whereas streets east of Center St., such as E. University or E. Main St., are considered to be in East Mesa Country Club Drive, running north to south and bisecting Mesa into east and west sections, is located 0.5 miles (800 m) west of Center St, and serves as the jurisdictional boundary between Arizona's 5th and 6th congressional districts.
Mesa was founded in January 1878 by Mormon (Latter-day Saint or LDS) pioneers and its population is still roughly one-tenth Mormon. The Church of Jesus Christ of Latter-day Saints operates one of its oldest temples in Mesa (the Mesa Arizona Temple), and the city is a hub for Latter-day Saints residing in the Phoenix Metro area. Mesa is one of the United States' fastest-growing cities, and currently ranks as the 37th-largest. 2006 Census Bureau estimates put the city's population at 460,155. The city has a larger population than better-known United States cities such as Cleveland, Miami, Minneapolis, Saint Louis, or Saint Paul.

Exotic, mountaintop estate in California's San Diego County will be sold at a live Auction on September 19, 2015 by Platinum Luxury Auctions. Recently offered for $12.5 million, the property will be sold to the highest bidder who meets or exceeds the auction's $5 million reserve price. Listing agent K. The mountaintop estate is one of the most unique and intriguing homes in all of San Diego County. Perched atop Paint Mountain on more than 18 acres, the Property offers striking, 360-degree views of Southern California, with vistas stretching all the way to the Pacific Ocean. Sunsets are especially spectacular when viewed from one of the estate’s many terraces, or while soaking in the one-of-a-kind lap pool. The mansion’s unique design was custom-created by its original owner, a wealthy inventor, investor, and physician. Materials and craftsmen were imported from all over the world to produce the sprawling residential structure. In fact, the development of the estate became quite a local attraction, with random visitors constantly driving onto the project site just to capture a peak of the work in progress.
An immense, 288,000-gallon lap pool is perhaps the residence’s most striking feature, as it runs through the property’s central courtyard and out towards its back lawn, where it seems to disappear over the edge of the mountain. It is purported to be one of the longest residential pools in the world. Massive walls of glass, unique water features, and a striking central courtyard with a pool and spa allows for a seamless integration between the estate’s indoor and outdoor living spaces. Many features of the home seem well beyond their time, such as 10-ft by 10ft doors that gently swing open on special, hidden hinges, and oversized, electronically controlled sliding glass doors that open the main level’s hallways to the central courtyard.
The tri-level estate offers more than 23,000 interior sq. ft., with 8 bedrooms, 9 full and 2 half baths. The master suite alone measures 4,300 sq. ft., and opens to a large, rooftop terrace. There is also a separate guesthouse, which adds 2 beds, 2 full baths and approximately 1,200 sq. ft. of living space, an ideal location for on-site staff. (Note: The guesthouse is presently unfinished). Additional features of the mansion include two living rooms, a game/media parlor, formal dining room with glass walls and a revolving floor (designed to allow all dinner guests to enjoy the panoramic views during their meal), a dedicated theatre, fitness center, executive office, and sauna. In addition to it’s incredible pool, the estate’s water features include two, 900-gallon salt-water aquariums, gentle stone “wall waterfalls,” and various koi pools. There is even a custom rock waterslide that slopes down the edge of the mountain, terminating in a small plunge pool. Other outdoor features include a gated entry, circular driveway with porte-cochere, and a private jogging path that encircles the estate.
Elfin Forest is an unincorporated community in the foothills of San Diego County’s Santa Rosa Mountains. It is bordered on the south by Rancho Santa Fe (the Property is in fact located within the Rancho Santa Fe school district). A rural area comprised of large homes and estates on multi-acre parcels, Elfin Forest offers many rolling hills and trails. How 16 containers became 8 market-rate Phoenix apartments
On an old used car lot in Phoenix, architects Brian Stark and Wesley James placed 16 used shipping containers and turned them into 8 one-bedroom apartments. With the goal of creating market-rate rental units, the architects tried to work with the containers rather than altering them.
The containers are stacked as they would be on ships, using the cam-lock (twist lock) system to lock them in place two stories high. The container doors were left in place - welded open or shut in an alternating pattern - and serve as the main source of daylight. Only a few small windows are cut from the sides of the containers.
The Containers on Grand apartments (the first container apartments in the Western US) now rent at market rate ($1000/month for a 740-square-foot one-bedroom; the going rate for the up-and-coming arts district just outside downtown).
While this type of construction may never out-compete the area’s “stick and stucco” vernacular, Stark argues that it could compete strongly in a place like San Francisco where labor costs are high.
What would prevent this type of building from scaling are codes (there are height limits due to combustion regulations) and financing. Containers on Grand was self-financed (Stark and James became investors, among others), since, as Stark explains, “banks aren’t on board yet with financing a shipping container project”.

The Plaza Lofts at Kierland Commons
The Plaza Lofts at Kierland Commons, located at 15215 N. Kierland Blvd. Scottsdale, AZ 85254, is an 84-unit Luxury Condominium complex at Kierland Commons. The first 30 units of The Plaza Lofts are above retail facing Main Street. Those original 30 units sold out in 30-days and were completed in 2005. Phase II of The Plaza Lofts contains 54 units and offers one-bedroom to two-bedroom/study floor plans with sizes ranging from 1,100 to 2,800 square feet. Each home features state-of-the-art interior finishes. Five penthouse suites on the top floor range from 3,200 to 3,900 square feet and feature custom buildouts. Built above the three-story parking garage on the north side of Kierland Commons, Phase II encompasses levels four through nine of the nine-story tower, affording breathtaking mountain, golf course and city views. Phase II was completed in 2008.
In 2016 4 units have sold in the Plaza Lofts ranging in price from $1.2 million to $3.2 million. The average sale price was $1,898,750 and the average price per foot was $733.85. The HOA fee varies by unit and size.
As of June 1st 2016 there were 4 units for sale ranging in price from $499,000 to $1,749,000. There were also two rental units available that ranged from $2,300 per month to $9,500 per month
