Arusha City, Tanzania, 2018
Located at the bottom of Mt. Meru in northern Tanzania, Arusha city is the headquarters of the East African Community. It is also one of the most important tourist centres in East Africa, acting as the gateway to some of Africa's most famous tourist attractions, namely, the Serengeti, Ngorongoro Crater, and the iconic snow capped Mt. Kilimanjaro.
Dating back to the German colonial era, Arusha city has a population of 416 442. Spatially, it has distinct central district (CBD) that is still mainly low rise with some scattered medium rise buildings particularly at its core. With exception of some paved street pavements, a well maintained big roundabout called Clock Tower Roundabout, and some private open spaces owned by some hotels, the city lacks adequate planned public urban spaces like squares, plazas, city parks, pedestrianized streets,, etc. Away from the CBD, low rise detached buildings become dominant.
Vividly noticeable in the city's overall spatial form is its low physical density. That provides great potential for densification through introduction of lets say skyscrapers and modern urban blocks for both commercial and residential uses. Such densification is probably the best future development option for the city and the CBD in particular, instead of some current proposals for satellite settlements.
Redevelopment of the city in the above way, could be very cost effective as it will allow optimization of the use of existing infrastructure, as well as avoiding high costs for land acquisition that are often characteristic of new satellite settlement projects. Redevelopment through densification could also allow the generation of good urban spaces like squares, plaza, pedestrianized streets, urban block inner courtyards, etc. Furthermore, such redevelopment could enhance the beauty of the city to a very great deal.
As a tourist centre, Arusha city offers many world class hotels that include Mount Meru Hotel, Four Points By Sheraton Arusha, Kibo Palace Hotel, Arusha Crown Hotel, and Impala Hotel among others. Also located in the city is an international conference centre. Furthermore, the city is served by a nearby international airport, namely Kilimanjaro International Airport.
