NICARAGUA, EXPLORING the beautiful (and disappointing) PONELOYA BEACH (PACIFIC OCEAN)
SUBSCRIBE: - Let's visit Poneloya which is a beach community on the Western coast of Nicaragua. It lies within the department of León and borders Las Peñitas, Nicaragua. Poneloya is about 20 kilometers (12 mi) from the city of León.
The name Poneloya means “small seeds” in the indigenous language. The area was originally populated by indigenous groups that according to genetic testing originated from the central plains from the Sioux Tribes. The town is a vacation home area for the wealthy Nicaraguans and the locals are mostly fishermen, caretakers or they commute to Leon for work. Poneloya is a suburb of Leon. There are many famous Nicas and politicians living there so there is a rather large police detachment of eight officers. The area has a low crime rate and for the most part is quite peaceful.
The beach is approximately 1.5 km long, and is mostly dark sand with some coral.

In this episode we continue our backpacking tour of Nicaragua. We hire a motorbike for the day and explore the beautiful Nicaraguan Island of Ometepe.
We visit the Nature reserve of Ojo de Agua, which are beautiful natural springs that you can swim in and cool off - very welcomed in this heat.
We then head to Playa Santo Domingo one of the main beach areas on Ometepe. After a nice lunch we enjoyed more beautiful views of the island.

Somoto Canyon (2019) Backpacking Nigaragua
In this episode we explore Somoto Canyon. The canyon is located a short distance from the town of Somoto located in northern Nicaragua and is one of Nicaragua's main tourist attractions.
We had a fabulous day with Somoto Canon Adventura Extrema and we wouldn't hesitate in recommending them for your trip.
They day in the Somoto Canyon included hiking, floating in a rubber ring, trip in a boat and if you want a horse ride.
We visited during the dry season so the water level was low, if you want more adventure, then make sure you visit in the wet season when the river will be much higher and faster.

León, Nicaragua, Central America, North America
León is a department in northwestern Nicaragua (5,138 km2). It is also the second largest city in Nicaragua, after Managua. It was founded by the Spaniards as León Santiago de los Caballeros and rivals Granada, Nicaragua, in the number of historic Spanish colonial homes and churches. As of 2005, the city had an estimated population of about 175,000 people which increases sharply during university season with many students coming from other Nicaraguan provinces. It is the capital and municipality of the León department. León is located along the Río Chiquito (Chiquito River), some 90 km northwest of Managua, and some 18 km east of the Pacific Ocean coast. Although less populous than Managua, León has long been the intellectual center of the nation, with its university founded in 1813. León is also an important industrial, agricultural (sugar cane, cattle, peanut, plantain, sorghum) and commercial center for Nicaragua. The first city named León in Nicaragua was established in 1524 by Francisco Hernández de Córdoba about 20 miles east of the present site. The city was abandoned in 1610, for unknown reasons. The principal cause is commonly given as a necessary abandonment after an eruption of the Momotombo volcano, located only a couple miles away, which left extensive damage in the form of flooding from Lake Managua. However, the speed of the construction of the new León suggest that the old city was in great part dismantled, moved, and rebuilt, and therefore must have happened before the destruction of the site by the volcano. Other possible reasons for the move include the need for fresh agricultural land, the need for higher concentrations of natives to use as a labour force, and perhaps also fear of Momotombo erupting - although unrecorded, it could have been releasing gas, ash, or other volcanic material for some time before the eventual eruption. The inhabitants decided to move to its current location next to the Indigenous town of Subtiava. The ruins of the abandoned city are known as León Viejo and were excavated in 1960. In the year 2000, León Viejo was declared a UNESCO World Heritage Site. León has fine examples of Spanish Colonial architecture, including the grand Cathedral of the Assumption, built from 1706 to 1740, with two towers added in 1746 and 1779. In the year 2011, the Cathedral of the Assumption was declared a UNESCO World Heritage Site. When Nicaragua withdrew from the United Provinces of Central America in 1839, León became the capital of the new nation of Nicaragua. For some years the capital shifted back and forth between León and Granada, Nicaragua, with Liberal regimes preferring León and Conservative ones Granada, until as a compromise Managua was agreed upon to be the permanent capital in 1858. In 1950 the city of León had a population of 31,000 people. Nicaraguan President Anastasio Somoza García was shot and mortally wounded in the city on September 21, 1956. The building of El museo de tradiciones y leyendas was once the infamous XXI jail before the 1979 revolution. There are also several political murals around the city.

Colombia, officially the Republic of Colombia, is a country largely situated in the northwest of South America, with territories in Central America. Panama seceded in 1903. Since the 1960s, the country has suffered from an asymmetric low-intensity armed conflict, which escalated in the 1990s but then decreased from 2005 onward.
Colombia is one of the most ethnically and linguistically diverse countries in the world, with its rich cultural heritage reflecting various European, Middle Eastern, African, and indigenous influences. Its urban centres are mostly located in the highlands of the Andes mountains and the Caribbean coast.
Colombian territory also encompasses Amazon rainforest, tropical grassland and both Caribbean and Pacific coastlines. Subsequently, it is one of the world's 17 megadiverse countries, and the most densely biodiverse of these per square kilometer.
Colombia is a middle power and regional actor in Latin America, with the fourth-largest economy. It is part of the CIVETS group of six leading emerging markets and is a member of the UN, the WTO, the OECD, the OAS, the Pacific Alliance, and other international organizations. The land history, title and map should be obtained by the seller. The above processes are critical for any successful purchase of a real estate because they place the buyer in the control of all the process of purchase.
There several documentation that are needed in the process of property purchase. These documents include the passport of the buyer, 10-15 percent deposit that is paid through wire transfer. Both parties must append their signatures to the sales agreement. The period for paying the balance is always two months unless there any financial deal between the parties (seller and buyer).

4. The signed and certified catastro document is submitted to the department of taxes who can undertake tax assessment of the real estate property and carry out physical inspection of the property.
5. Upon the assessment and evaluation of the property, the requisite taxes are paid and the office of the registrar restores the documentation.
In Nicaragua, the government does not regulate, control or license the real estate industry and each county has its own system and office of controlling property records and titles. Managua, San Juan del Sur and Granada have their own way of carrying out real estate business. Granada is an historic and beautifully preserved city. It is the real estate hub in Nicaragua and it is considered a perfect retirement destination for people from Europe and North America. For people who want a luxury place to live should opt for mellow, charm and friendly environment of Granada by purchasing a property. Granada real estate market is appealing where colonial homes go at a cheap price. Real estate practices and supporting institutions are not developed since transactions are carried out in cash and the buyer and the seller still negotiate directly. Some properties also lack titles making real estate difficult. Houses are purely real estate properties that are of interest among clients.
San Juan del Sur is the center of foreign real estate investment and beach tourism. The main attraction is surfing and the various tourism attraction features makes it an ideal place for condos that are popular with beach tourists. In Tola, condos are popular real estate properties because it is home to various beaches.
