With a separate gite, artist's studio, stone barn and other outbuildings on 24 acres of level grassland it is ideally placed either for B&B/Gite, being close to the major tourist sites, Breeding and training horses (with staff accommodation) or purely as a wonderful family home with accommodation for family and friends. The land surrounds the house, with a small stream on one border. The ruins of two old houses offer ample building materials should you wish to extend the existing accommodation. The 500metre grass track, properly cambered on the bends, was installed by the previous owner for training trotters. There are 5 racetracks less than an hour from the property, and many local trainers work their horses on the beach. Carriage driving trials are also popular and there is a trials driving course at the Abbey de la Lucerne, a few miles away. The property is aproached via a 380 metre private drive, giving total privacy to the owners yet easy acces to the small village of St Jean Des Champs (a 2 min drive) with baker, butcher, chemist, post office etc, and Granville, a favourite seaside town which has not only all the major shops and services but also casino and ferry service to the Channel Islands.
