Full Description: This superb 18th century house set in the lovely village of Monclar 800 feet above sea level and over looking the Garonne Valley south of the Dordogne is the perfect bolthole for those looking for a home with little maintenance and no garden makes this lovely town house in the perfect area. Within a short drive you can be in deep country and a range of well mapped rambling and mountain bike routes that can take you for miles through tiny villages and hidden valleys. Park Walibi, a big amusement park near Agen, is always fun for children. So is the Magic Forest in Clairac, where gnomes and animals will help them discover a magical world. Clairac also has a wonderful model train museum. The Magique Chaudron is an angora goat farm where you can buy colourful angora sweaters and the children can help to bottle feed the kids at certain times of the year, and even help with the milking and cheese making.
The Lot-et-Garonne is an area of hills and valleys with a patchwork of fruit orchard market garden farms and fields of summer corn and sunflowers dotted with ancient hilltop villages. Villeneuve-sur-Lot was founded in 1253 and the Pont Vieux, the towns main bridge across the river, dates from about that time and is still used today. Villeneuve was also a major stopping place along the old pilgrim route to Santiago de Compostela in Spain.
Poujols stands on a hilltop, 2 kms southwest of Villeneuve, and a pleasant walk from the Porte de Pujols. The pretty, medieval village attracts many antique lovers and has a number of shops and art galleries in its lovely, restored half-timbered houses. There are two very good restaurants in the village and a Michelin starred restaurant across the valley from the village.
Penne dAgenais is 8 kms upriver from Villeneuve and another picturesque, hilltop village with a warren of tiny, steep lanes, lined with immaculately tidy stone and brick houses. Alphonse de Poitiers, the indefatigable brother of King Louis IX, founded Monflanquin, a beautifully preserved hilltop bastide and one of the finest examples of its kind, in 1256. Villereal is an unspoiled bastide town near the River Dropt, 13 kms north of Monflanquin. The Place de la Halle, the large, main central square, has a fine 14th century timbered covered market, overlooked by an impressive, twin-towered 13th century church.
The vineyards of Buzet, Duras and Bergerac are all within an hours drive. The Bordeaux vineyards, including Saint Emilion (a must) and Cahors are about 90 minutes.

A lovely Domaine, for those who crave privacy and tranquility. The main house has 3 bathrooms (1 with sauna), a living room with a fire place, and a spacious terrace facing south. It is in good condition (recent new roof & heating systems). In addition there is a small apartment (2 bedroom with bathroom and kitchen) and a holiday apartment each having separate entrances. In total 560 m² surface habitable.
You enter via remote‐controlled gates which open towards a nice driveway up to the house. There is a high hedge on the road side, and the entire property offers complete privacy. Just 50 meters from the main house there is a chalet with a place for bathing with a man made white sand beach.
The largest lake also has a Canadian log cabin, and this is perfect as a fisherman's retreat. There is also a small pontoon and a man made beach here. The lakes are spring fed, and offer very high water quality, excellent fishing and there are even freshwater crayfish. Waterfalls create a lovely atmosphere within the park, and offer the prospect of generating hydro power. Some of the water gardens have natural fountains, (provided by the pressure from the higher lake).
Adjoining the house there is a barn, workshop (incl. machines for maintenance total 200 m²), and a carport for three cars. The heating is very recent and comprises of 2 different systems, one being oil-fired, and the 2nd being wood based. (There is so much wood available on the land, that it makes sense to utilize this sort of system). The hybrid‐heating‐system was installed in 2010 in line with the highest ecological standards. There are also solar panels which feed the pumps for the lakes etc. The large park surrounding the house can be watered in the summertime using the sprinkler‐system which takes water from the lakes.
Situated on a 22 ha (220,000 m²) plot of land, the land is roughly divided into forest/woodland (35%), grass land/grazing (30%), three lakes of around 4.5 ha in total (20%) on three different levels and the area close to the house (15%). Fishing and / or hunting on your own property is possible given the scope of the land. In addition to the main entrance there is a separate entrance for one of the lakes and a working area for staff as well. The property also has satellite television and ADSL for fast internet access.
Roughly 4 hours to Paris, two hours to Bordeaux, about two and a half hours to the Atlantic Ocean, or even faster with the Helicopter which you can land directly on the property. Looking to the future, one has the possibility of being completely independent for power if one would like to. Wind and solar options offer the possibility for generating electrical power and one could even use the different levels of the lakes to install a hydro-electric system, plus of course your own wood for heating.
