HG Ranch - 300 Acre Private Lake on 1,050 Acre Ranch - Athens, Texas - WATCH in HD
This is simply a rare opportunity to own one of the largest permitted private lakes in Texas. It is the chance of a lifetime for a select few to acquire a trophy bass fishery that is arguably one of the finest. At 300 acres, this size of lake with water depths of around 35 feet is unmatched: it is extremely difficult to receive a permit to build one like it, very expensive to construct it, and highly challenging to find something similar on the market.
Bass lake: The 300+/- acre lake was permitted, constructed, and stocked in 2003. The dirt work was enhanced with added bentonite, which is above and beyond what is needed for this area of East Texas known for its beautiful spring-fed lakes. 8 years old, the lake is also at a prime stage in the ideal life cycle of bass lakes. It offers significant flooded timber areas, and has a substantial drain valve system in place to manage water levels. Stocking has been managed annually with forage fish such as threadfin shad, bluegill, fathead minnows, and crawfish. One large brood pond is at an elevation above the lake and allows for easy stocking into the main lake. Culling has been aggressive with the steady removal of all bass under 2 pounds.
Duck marsh: There is a 25 +/- acre duck marsh on the upper end of the lake. It has a header-board style drain system and is separated by levee from the main lake to allow for proper wet soils management and planting food for wintering waterfowl. Two creeks funnel into the lake.
Topography: The rolling terrain of the HG Ranch has been very well cared for. The ranch is mostly wooded, with nice topographical changes and high bluffs overlooking the lake. Soils are comprised of mostly pickton loamy fine sand for the dry areas and nahatche loam in the lake basin, and elevations range from about 340' to 430'. The layout of the lake lends itself to several different home sites with elevated views of the water, and enough acreage around them to provide privacy. This ranch would be ideal for a small club or partnership of sportsmen.
Wildlife: A perimeter high fence was built in 2006, and genetically superior, tagged deer were brought in at this time. Several cultivated food plots and blinds have been established for deer hunting, but the ranch is very seldom hunted and has been managed as a wildlife sanctuary.
Improvements: There are 4 homes total, and 3 of them sit on bluffs that overlook the lake. They are a remodeled 3,200 sf guest lodge with 4 bedrooms, a 2,300 sf weekend home with 3 bedrooms, a 2,000 sf house, and a 1,900 sf house. The ranch also includes a 4-stall boathouse, a perimeter high fence, a 20-acre soft-release deer pen with a co-op water tap, and a family fishing pavilion on the lower spillway area.
Taxes: The ranch is taxed for wildlife, and enjoys the same tax rate as ag-valued properties. Taxes are $18,000+/- annually.
Minerals: A unknown and nominal amount of minerals are owned and may be conveyed with an acceptable contract.
Utilities: Electricity, septic, co-op water service.
Ranch is shown by appointment only.
